Senior Project Manager – Luxury Residential

DeRosa Builders | Stamford, CT (~75% office / 25% on site) DeRosa Builders builds new and renovates high-end homes in mainly Greenwich and lower Fairfield county. Since 2010 we’ve built our reputation on quality craftsmanship, organized jobsites and direct communication. We’re not the biggest builder, and we don’t want to be. We take on fewer projects and do them right. We need a PM who has been there. You’ve run $5M+ custom homes. You’ve worked with Architects & Designers who change details mid-framing and clients who notice a 1/16" reveal. You know how to keep a budget honest and a schedule real. While delivering both the good and the bad news. What You’ll Do Manage 2–4 high-end residential projects ($2M–$10M) from preconstruction through closeout Own budgets, schedules, buyouts, change orders and cost reporting Coordinate with architects, engineers, designers and municipal officials Lead subcontractor procurement, contracts and performance, and hold the trades to our standard Serve as the client’s main point of contact with clear, regular updates Work with our site superintendents to keep quality, safety and schedule on track Manage RFIs, submittals, selections and permitting You’re a Fit If You have 7+ years managing high-end residential projects in the $2M–$10M range You understand estimating, scheduling and construction sequencing inside and out You’re organized to the point that people notice You communicate directly and don’t let problems sit You hold subs, and yourself, to a high standard You’re comfortable with project management software (Buildertrend, MS Project or similar) You’re Not a Fit If your background is mostly commercial, production building or remodels under $1M.
