Facilities & Transportation Specialist

JOB TITLE: Facilities & Transportation Specialist FLSA STATUS: Exempt DEPARTMENT: Maintenance Effective Date: 04/22 REPORTS TO: Property Manager Primary Responsibilities: The Facilities & Transportation Specialist is dedicated to providing the highest quality of care in a loving and safe environment for all of our residents, while helping each of them to achieve their maximum potential. ESSENTIAL JOB FUNCTIONS: 1) Make daily inspection rounds of interior and exterior of building checking rooms and common areas for cleanliness and completion of assigned tasks. 2) Perform Apartment maintenance: Plumbing, appliances, AC units, minor hole repair, windows, etc. 3) Respond to all resident work orders in a timely fashion. 4) Coordinate the cleaning of vacant units to expedite turnover of apartments. 5) Implement a preventative maintenance schedule. 6) Ensuring the building is in compliance with all necessary safety inspections 7) Monitor inventory of supplies and order when necessary. 8) Provide an excellent floor maintenance program (buff, strip and wax, shampoo and vacuum). 9) Regular seasonal maintenance of the property including, but not limited to, watering flowers, mowing the lawn, etc. 10) Coordinate vendors as needed for snow removal and landscaping 11) Monitor trash removal. 12) Monitor service contracts for elevator maintenance, HVAC system, Fire systems and extinguishers. 13) Be on call or designate someone to be on call at all times in the event of an after hours maintenance issue. 14) Drive the community vehicle (no CDL needed) to safely transport residents. 15) Responsible for the community bus maintenance and ensuring it is clean and presentable. 16) Monitor vehicle performance and schedule needed maintenance. 17) Monitor and complete fleet and maintenance check list. 18) Ensure residents are complying with safety standards getting on and off the bus. 19) Conduct other duties as assigned. Qualifications and Skills Required: 1) Minimum of 2 years’ experience in similar environment. 2) Clean driving record (past 5 years). 3) Experience in maintenance. 4) Knowledge of HVAC, electricity, carpentry, and painting. 5) Experience in managing supply inventory and budget. 6) Ability to handle multiple priorities. 7) Competent in organizational, time management skills. 8) Must have compassion and empathy for seniors and desire to work with seniors. 9) Self-directed, demonstrating initiative and follow-through 10) Excellent interpersonal, organizational and communication skills. 11) Must have the ability to read, write and follow written direction in the English language. 12) Ability to timely and effectively follow up on all necessary requests from residents and families. 13) Maintain and encourage a positive work atmosphere by communicating in a manner that fosters cooperation. 14) Ability to handle stressful situations and work well under pressure. 15) Ability to recognize and communicate problems with Property Manager.
