This is a senior project leadership role requiring strong construction discipline, commercial awareness, regional relationship-building, and the ability to operate with a high degree of independence while reporting to the Regional Manager, SW Ontario. Projects may include townhomes, stacked townhomes, mid-rise wood-frame, concrete, or hybrid multi-family developments delivered through self-perform execution or third-party general contractors. The role manages time, cost, quality, safety, cash flow, risk, contracts, consultant coordination, municipal interfaces, and stakeholder expectations. The Project Manager provides leadership beyond day-to-day project administration by identifying risks early, presenting clear recommendations, supporting regional process development, mentoring junior team members as required, strengthening local trade and consultant relationships, and aligning delivery with Cantiro business objectives, brand standards, and safety commitments. Role Summary Lead assigned SW Ontario multi-family projects through planning, permitting, construction, turnover, and operational handoff. Manage delivery against approved budget, schedule, quality expectations, safety requirements, cash flow, and pro forma assumptions. Coordinate with the Regional Manager and development, estimating, design, sales, marketing, finance, construction, warranty, and property management teams. Support due diligence, municipal approvals, permitting, design coordination, budgeting, tendering, value engineering, and constructability reviews. Manage building permits, servicing agreements, condominium-related requirements, registration coordination, and occupancy readiness. Maintain working knowledge of Ontario construction requirements, municipal approvals, condominium requirements, and applicable new home warranty standards. Build effective relationships with municipalities, consultants, architects, engineers, trades, suppliers, utilities, general contractors, and local partners. Lead trade and consultant procurement, including tendering, scope review, contract negotiation, purchase orders, and subcontract execution. Ensure scopes of work clearly define responsibilities, exclusions, quality expectations, and interfaces. Administer contracts, change orders, invoices, progress claims, holdbacks, and related documentation with commercial discipline. Monitor schedule, budget, committed and forecast costs, cash flow, risk, safety, deficiencies, and quality outcomes. Provide accurate monthly and quarterly reporting, escalate risks early, and recommend corrective actions. Conduct regular site visits and reviews to assess progress, quality, safety, trade performance, and alignment with approved scope. Coordinate disciplined project close-out and turnover to property management, condominium corporations, purchasers, operators, or warranty teams. Mentor project coordinators, assistant project managers, and other team members as required. Contribute to SW Ontario regional processes, reporting discipline, trade base development, consultant standards, and delivery best practices. Set a visible standard for health and safety consistent with legislation and corporate requirements.
