We're looking for someone who takes initiative, understands the details behind the numbers, and knows how to deliver quality work efficiently and cost-effectively. This is a full-time, in-person position based in downtown Houston, Texas. Candidates must be able to reliably commute to the office. What You'll Do Project Management & Execution Manage commercial construction projects from initial planning through completion and closeout. Review construction plans, scopes of work, schedules, and project requirements to establish accurate budgets, timelines, and material needs. Work closely with the Superintendent to coordinate field activities, address challenges, and keep projects progressing. Identify, source, and coordinate laborers and field personnel as needed to support project execution. Maintain a hands-on approach to problem-solving and take ownership of project outcomes. Estimating, Takeoffs & Cost Control Perform material takeoffs by reviewing construction plans, measuring quantities, and calculating required materials. Understand construction measurements, material units, pricing structures, and the relationship between material and labor costs. Develop and evaluate project costs, establish subcontractor pricing, and monitor expenses against project budgets. Identify opportunities to source equivalent-quality materials at more competitive prices and with shorter lead times. Make informed purchasing and execution decisions that improve project efficiency without compromising quality. Procurement & Vendor Management Source and purchase materials required for each project, balancing cost, quality, availability, and delivery schedules. Build and maintain strong relationships with vendors, suppliers, and subcontractors. Understand material lead times and coordinate orders so supplies arrive when needed without creating unnecessary delays, storage issues, or excess inventory. Track deliveries and manage material availability throughout the project. Manage procurement workflows, including buyouts, purchase orders, invoices, and related documentation through Procure. Prepare and manage RFIs (Requests for Information) to clarify plans, specifications, and construction requirements. Budget, Schedule & Quality Oversight Monitor project schedules, budgets, material costs, and subcontractor performance from start to finish. Communicate expectations, pricing, timelines, and scope requirements clearly to subcontractors and project partners. Identify potential delays, cost overruns, and supply issues early and take action to resolve them. Ensure work aligns with approved plans, applicable commercial building codes, project specifications, and quality standards.
