Soho Construction Group LLC.Job Overview SoHo Construction is seeking an experienced, detail-oriented, and proactive Project Manager to join our team in Solana Beach. We specialize in high-end residential renovations and custom construction throughout San Diego and are looking for someone with a strong understanding of residential construction who can help manage projects from preconstruction through completion. The Project Manager works closely with our Superintendents, Construction Coordinators, subcontractors, vendors, designers, architects, and clients to keep projects organized and moving forward. This is a bags-off construction management position . The Project Manager is not expected to function as the jobsite Superintendent or perform daily field supervision. Instead, this role focuses on project planning, coordination, scheduling, budgeting, procurement, documentation, and problem-solving while working closely with the Superintendent responsible for day-to-day field operations. The ideal candidate has enough construction experience to understand how a project comes together, anticipate what is needed next, identify potential issues, and independently drive items toward resolution. Responsibilities Manage and coordinate residential construction projects from preconstruction handoff through completion. Develop, maintain, and monitor project schedules, budgets, procurement timelines, and key milestones. Work closely with Superintendents to ensure the field has the information, materials, subcontractors, and decisions necessary to keep construction moving. Coordinate with clients, architects, designers, engineers, subcontractors, vendors, and internal team members throughout the project. Review architectural and construction documents to identify missing information, conflicts, constructability concerns, and coordination issues. Request and review subcontractor and vendor bids, compare scopes, identify gaps, and assist with subcontractor selection. Prepare and manage subcontracts, purchase orders, change orders, RFIs, and other project documentation. Monitor project budgets, committed costs, allowances, and anticipated costs throughout construction. Identify potential cost impacts and scope changes early and ensure they are properly documented and communicated. Coordinate client selections, finishes, fixtures, and other project decisions with the project schedule. Oversee procurement and track long-lead materials, orders, approvals, and deliveries. Conduct project meetings and ensure decisions, responsibilities, and action items are documented and followed through. Maintain consistent communication with clients regarding project progress, upcoming decisions, changes, and schedule impacts. Visit jobsites regularly to understand field conditions, review progress, and coordinate with the Superintendent. Proactively identify scheduling, budget, design, procurement, or construction issues and work with the project team to develop solutions. Maintain accurate and current project information within the company's construction management software. Assist with project closeout, including punch lists, final documentation, warranties, and outstanding project items. Qualifications Several years of experience in residential construction, project management, project coordination, or a related construction role. Experience with high-end residential renovations or custom homes strongly preferred. Strong working knowledge of residential construction methods, materials, building systems, and construction sequencing. Ability to read and understand architectural, structural, and consultant drawings. Ability to review subcontractor proposals and understand construction scopes of work. Experience with project schedules, budgets, procurement, change orders, and subcontractor coordination.
