New Homes Director – Luxury Residential Construction

The role of New Homes Director will be as an employee of Esencia Builders, Inc., the affiliate of Three Rules Capital charged with the construction of luxury single-family homes and condominiums at Esencia Puerto Rico, including properties affiliated with the Mandarin Oriental and Aman brands. In partnership with Reuben Brothers Capital, Three Rules is developing more than 2,000 acres into a coastal community anchored by three hotels branded residences, private homeowners’ club, and immersive natural experiences. The development recently received permit approvals and construction is scheduled to begin soon, with the first phase anticipated to open in 2029. Esencia Builders, Inc. will be responsible for the construction of 200+ luxury villas as well as condominium private residences for individual homebuyers and the New Home Director will be the primary liaison between new homeowners and the construction team – before, during, and after their home is under construction. This is a public-facing role, with responsibility for the highest levels of communication with sophisticated high net worth individuals with high expectations. The New Home Director will serve as the main point of contact between clients, subcontractors, and vendors to assign remedial actions and set clear closure deadlines. The role will involve liaising with architects, engineers, contractors and subcontractors to monitor construction progress, resolve issues and ensure compliance with specifications and quality standards. To ensure success, the New Home Director shall cultivate a culture of mutual respect across all stakeholders to ensure effective teamwork, communications, and the highest quality results. Communications & Client Interface - Conduct introductory meetings with new and prospective homebuyer clients that outline the process, timeline, budgets, key milestones and vendors involved in the homebuilding process, addressing the key qualifications of Esencia Builders, Inc. - Maintain periodic (i.e., monthly) reporting and communication with all homebuyer clients on the status of their home construction, permitting, and invoicing - Maintain the client portal to centralize all design documents, decisions needed, budget tracking, progress images/photos/videos - Assist homebuyer clients with any design selections, customizations, and change orders prior to completion - Meet virtually and in person with homebuyer clients to discuss progress, timeline, budgeting, outstanding matters, selections, change orders, and site inspections - Work directly with Contract Manager on the execution of documents, including purchase agreements, changes and amendments thereto, as well as construction agreements, and funding of payments - Work directly with Finance Team on the issuance, calculation, and documentation of all invoices, and interface with homebuyer payment on any issues relating to payment - Maintain open communication with Sales Team on project budgeting and timelines to pro-actively address homebuyer client concerns - Liaise between homebuyer clients, Contract Manager, and FF&E Procurement Teams on the purchase of the Furniture Package, including contract execution, invoicing, procurement timing, and installation Construction Project Management & Monitoring - Communicate regularly with construction teams on the status of construction and track timeline across all construction trades and subcontractors - At each phase, review compl…
