Lumber Buyer

COOP CONSTRUCTION Lumber Buyer Position Summary Coop Construction is seeking an experienced Lumber Buyer to manage the purchasing of lumber, engineered wood products, sheathing, and related framing materials for multi-family and other construction projects. The Lumber Buyer is responsible for obtaining competitive pricing, placing accurate material orders, coordinating deliveries, maintaining supplier relationships, and ensuring materials are available when required by the construction schedule. This position works closely with Estimating, Project Management, Superintendents, Purchasing, Accounting, and Field Operations to control material costs and ensure projects receive the correct materials, in the correct quantities, at the correct time. The ideal candidate will have strong knowledge of lumber products, framing materials, supplier pricing, construction schedules, and multi-family wood-frame construction. Primary Responsibilities 1. Lumber & Material Purchasing Purchase materials including, but not limited to: Dimensional lumber Studs and plates LVL LSL PSL Glulam I-joists Rim board Headers and beams OSB Plywood Blocking and backing materials Specialty framing materials Other materials required for Coop Construction's framing operations Review approved material takeoffs and purchase requirements. Convert estimated quantities into practical purchase orders. Verify material sizes, grades, lengths, quantities, and specifications before ordering. Purchase materials in accordance with project schedules. Coordinate multiple material orders across multiple projects. 2. Supplier Pricing & Negotiation Obtain competitive quotes from lumberyards, manufacturers, and material suppliers. Compare pricing from multiple suppliers. Negotiate pricing, freight, delivery charges, payment terms, and other purchasing conditions. Maintain strong relationships with key suppliers. Monitor lumber and engineered wood market pricing. Identify opportunities to purchase materials at advantageous market prices. Seek volume discounts and project-specific pricing. Review supplier quotes for accuracy and completeness. Maintain historical pricing information for future purchasing decisions. 3. Purchase Orders Prepare and issue accurate purchase orders. Verify quantities against approved estimates and project requirements. Confirm pricing before orders are released. Ensure purchase orders identify the correct: Project Building Material Size Grade Length Quantity Delivery location Required delivery date Maintain organized purchasing records. Obtain confirmation from suppliers after orders are placed. 4. Delivery Coordination Coordinate material deliveries with project schedules and field operations. Responsibilities include: Schedule deliveries based on project requirements. Coordinate delivery dates with superintendents and project managers. Confirm supplier availability. Monitor backorders and delayed materials. Coordinate special delivery requirements. Verify delivery locations and site access. Communicate delivery changes to field personnel. Resolve delivery problems quickly. 5. Material Availability & Inventory Management Monitor material availability and lead times. Identify potential shortages before they affect construction. Monitor long-lead engineered wood products. Coordinate early purchasing when appropriate. Avoid unnecessary material over-ordering. Track materials purchased versus estimated quantities. Monitor remaining material requirements throughout the project. Assist in reallocating unused materials between projects when practical. 6. Cost Control The Lumber Buyer is responsible for helping Coop Construction maintain competitive material costs. The Buyer will: Compare actual purchase prices against estimated costs. Identify purchasing variances. Monitor supplier price changes. Identify cost-saving opportunities. Evaluate alternate suppliers. Evaluate acceptable material substitutions.
