Atria Development Corp. is seeking a motivated and results-oriented Development Manager to join our growing team. The successful candidate will be responsible for managing residential, mixed-use, and land development projects throughout the full development lifecycle, including land acquisition, due diligence, planning approvals, detailed design, permitting, and construction. This role offers an excellent opportunity for a development professional seeking hands-on involvement across all aspects of the development process within an entrepreneurial and collaborative environment. The successful candidate will work closely with municipalities, consultants, contractors, landowners, lenders, and internal stakeholders to advance projects from concept through completion. Key Responsibilities Development Management Manage development projects from acquisition through planning approvals, detailed design, permitting, construction, and occupancy. Establish and maintain project schedules, budgets, cash flow forecasts, and critical path milestones. Identify project risks and implement mitigation strategies to ensure project objectives are achieved. Prepare regular project status reports for senior management. Support the overall execution of the company's development pipeline. Acquisitions & Due Diligence Assist in evaluating prospective acquisition and development opportunities. Conduct and coordinate planning, environmental, engineering, servicing, legal, and financial due diligence. Review property information, planning policies, development constraints, and market conditions. Assist in preparing project feasibility analyses and development pro formas. Planning & Municipal Approvals Manage development applications, including Official Plan Amendments, Zoning By-law Amendments, Plans of Subdivision, Site Plan Approval applications, Minor Variances, and Consents. Coordinate application submissions and responses to municipal comments. Liaise with municipalities, approval agencies, utility providers, and other stakeholders. Attend public consultations, agency meetings, municipal meetings, and stakeholder discussions. Monitor planning policy changes and identify opportunities or risks affecting projects. Design Management Coordinate architects, engineers, planners, landscape architects, environmental consultants, surveyors, and other project consultants. Oversee the detailed design process to ensure compliance with project objectives, municipal approvals, and budget requirements. Review consultant deliverables and ensure coordination amongst project team members. Manage permit applications and related approvals. Construction Management Support procurement and tendering processes. Coordinate with contractors, construction managers, consultants, and municipal staff throughout construction. Monitor construction budgets, schedules, and project performance. Assist in resolving design, permitting, and construction-related issues. Track project progress and ensure key milestones are achieved. Financial Management & Reporting Prepare and maintain project budgets and cash flow forecasts. Monitor project expenditures and consultant costs. Assist with lender reporting, investor reporting, and internal reporting requirements. Support financial analysis and project forecasting activities. Qualifications Education Degree or diploma in Urban Planning, Real Estate, Engineering, Architecture, Geography, or related discipline. Experience 5+ years of experience in real estate development, urban planning, land development, consulting, or a related field. Experience working on residential, mixed-use, or land development projects. Working knowledge of the Ontario Planning Act and municipal approval processes. GTA development experience preferred.
