Create economic value Make it easy Innovate every day POSITION OVERVIEW The Assistant Superintendent is responsible for managing all of the on-site aspects of luxury residential home construction projects from start to finish. This role ensures the highest level of craftsmanship, quality, and client satisfaction while maintaining project schedules and budgets. The Assistant Superintendent serves as the primary on-site contact, coordinating with subcontractors, vendors, and clients to deliver exceptional results. The Assistant Superintendent reports to the Production Manager and works alongside the Quality Assurance Manager. Key Responsibilities: Project Oversight: Supervise all on-site construction activities to ensure adherence to design specifications, high-quality standards, and project timelines. Collaborate with architects, designers, and project managers to implement custom design elements. Team and Subcontractor Management: Direct and coordinate the work of subcontractors, production crew, and other site personnel. Conduct pre-construction meetings, delegate responsibilities, and ensure alignment with project goals. Procurement Inventory control: Keep physical counts matched to the inventory software, catch shortages early, and plan to use or sell any leftover materials. Purchasing and receiving: Send approved purchase orders to vendors, then check each delivery for missing or damaged items. Record in digital portal. Report any problems to the Production Manager. Vendor coordination and improvement: Manage vendors so jobs have the materials they need. Push delays through and flag them, and keep improving procurement procedures with the warehouse team. Client Communication: Serve as an on-site liaison with clients to address questions, provide updates, and ensure satisfaction with project progress. Manage client walkthroughs and ensure concerns or requests are addressed with precision and care. Scheduling & Budget Management: Develop and maintain construction schedules, ensuring milestones are met, consistent with the master schedule and contractual deadlines. Proactively communicate timelines with subcontractors and production crew, and coordinating necessary material and equipment deliveries in order to ensure adherence to key milestones. Monitor on-site spending and control costs without compromising quality. Proactively communicate cost risks and mitigate subcontractor change orders by keeping Project Manager informed of potential issues. Safety & Compliance: Enforce safety protocols and ensure compliance with OSHA standards and company policies. Conduct routine safety meetings and implement a safe working environment on-site. Documentation & Reporting: Maintain accurate daily logs, progress reports, and project documentation, including progress photos daily. Communicate regularly with the project management team about site progress, risks, and solutions. Quality Assurance & Compliance: Ensure that all construction activities comply with building codes, safety regulations, and environmental standards.
