Job Summary Researches County records to gather and disseminate information on title ownership of real estate to various user groups to be used in various city programs and real estate transactions. Job Description Overview 1 The Abstractor researches County records to gather and disseminate information on title ownership of real estate to various user groups to be used in various city programs and real estate transactions. Essential Functions 1 Researches, gathers, and compiles county records for detailed information on title ownership of property; disseminates information to various user groups to be utilized in the acquisition and sale of City-owned property, bond programs, and assessment of fees. 2 Demonstrates a strong knowledge of real estate regulations and standards; provides expertise and guidance on matters related to real estate and property. 3 Furnishes copies of legal documents such as plats and surveys to user groups for use in completing City programs and real estate transactions; communicates, engages, and interacts with various people and entities involved in real estate transactions. 4 Assists and trains other abstractors in researching County records for gathering title information to ensure that title research is carried out correctly and efficiently. 5 Performs any and all other work as required or assigned. Knowledge and Skills 1 Thorough knowledge of legal documents such as deeds, title searches and chain of title, terminology, records, and general procedures for abstracting titles in Dallas County real estate. 2 Real estate knowledge and research techniques. 3 Knowledge of land boundaries and other historical data. 4 Drafting and reporting skills 5 Researching and understanding deeds and other survey related records 6 Establishing and maintaining strong relationships. MINIMUM QUALIFICATIONS: EDUCATION: High school diploma or GED. EXPERIENCE: Three (3) years experience researching real estate property ownership records through title companies and county agencies. EQUIVALENCY(IES): Bachelor’s degree in a real estate field will substitute for one (1) year of the required experience. LICENSE(S) and/or CERTIFICATION(S): Valid driver's license with good driving record. OTHER REQUIREMENTS: Must be able to assist the public in researching records in the City of Dallas Survey Records Vault.
