Mini-Warehouse & Storage Facility Manager & Assistant Manager Location: Santa Maria, California Positions: Full-time Manager; part-time Assistant Manager We’re seeking a dependable, customer-focused Manager to oversee the day-to-day operations of a mini-warehouse and storage facility. The warehouses are rented to commercial tenants, and the storage is a self-storage facility. We’re also hiring a part-time Assistant Manager to support the manager and provide coverage when the Manager takes time off. Key responsibilities Oversee daily operations, including common areas, security, cleaning, and the leasing office. Manage move-ins and move-outs, payments, access control, unit inspections, and unit turnover. Monitor occupancy, revenue, delinquency, collections, and other operating metrics; prepare regular reports. Provide prompt, professional service to tenants in person, by phone, and by email. Follow up on late payments and coordinate notices, collections, and lien-sale procedures in accordance with applicable requirements. Inspect the property, perform light preventive maintenance, prepare vacant units for rent, and coordinate with vendors. Communicate with tenants, deliver notices, enforce lease terms, and help resolve concerns. Qualifications High school diploma or equivalent. Retail and property-management experience a plus. Knowledge of commercial leasing and property operations a plus. Strong customer-service, communication, organizational, and problem-solving skills. Ability to manage competing priorities, contractors, and emergencies calmly. Proficiency with or ability to quickly learn property-management software; experience with Web Self Storage, Microsoft Excel, and Word is a plus. Valid California driver’s license and reliable transportation for work-related duties. Working conditions This is an on-site position with regular interaction with customers and vendors. Duties include walking the property, climbing stairs, inspecting mechanical equipment, standing for extended periods, and occasional lifting of up to 50 pounds. Routine maintenance may be required. Evening or weekend availability may be needed for inspections or tenant emergencies. Pay: $20.00 - $28.00 per hour Expected hours: 40.0 per week Work Location: In person
