Job Description Position Summary The Warehouse Maintenance Technician is responsible for maintaining a safe, reliable, and fully operational warehouse facility. This role oversees preventive maintenance, troubleshooting, repairs, vendor coordination, and documentation for heating, ventilation, and air-conditioning (HVAC) systems; conveyor and material-handling systems; dock equipment; building systems; and general warehouse infrastructure. The technician responds to urgent equipment and facility issues, minimizes operational downtime, and ensures maintenance work complies with company standards, manufacturer requirements, and applicable safety regulations. Essential Duties and Responsibilities HVAC systems: Monitor system performance; inspect filters, belts, thermostats, motors, drains, and controls; perform routine maintenance within the scope of training; identify deficiencies; and coordinate licensed service providers when required. Conveyor systems: Inspect, test, troubleshoot, and maintain conveyors, rollers, belts, bearings, guards, sensors, photo eyes, emergency stops, motors, and related controls. Correct minor faults and escalate specialized electrical or mechanical repairs. Facility maintenance: Maintain doors, dock levelers, dock plates, seals, lighting, plumbing fixtures, racking protection, floors, walls, gates, fencing, fire doors, and other building components. Execute preventive and predictive maintenance schedules to reduce equipment failures, service interruptions, and unplanned downtime. Respond promptly to maintenance requests, equipment breakdowns, leaks, temperature-control issues, unusual noises, safety hazards, and other urgent facility conditions. Use lockout/tagout and other required energy-control procedures before servicing machinery or equipment. Maintain accurate work orders, inspection logs, preventive maintenance records, asset history, parts usage, service reports, warranties, permits, and vendor documentation. Coordinate, monitor, and verify work performed by HVAC, conveyor, electrical, plumbing, fire-protection, pest-control, waste, and general facility contractors. Maintain an organized inventory of spare parts, filters, belts, tools, supplies, and critical replacement components; communicate replenishment needs before stock is depleted. Conduct routine building and yard inspections, document findings, prioritize deficiencies based on safety and operational risk, and follow corrective actions through completion. Support maintenance of dock and material-handling equipment in coordination with approved technicians and equipment service providers.
