Site manager- Residential Construction (part time)

Job Summary We are seeking a Site Manager to oversee and coordinate a residential construction projects (luxury Estate). You will manage daily site execution, coordinate specialty subcontractors and suppliers, drive the schedule, and ensure all building and finishing works are delivered to the highest standards of craftsmanship. The Site manager also responsible for coordinating with the township for permits, licenses, code compliance, inspections, plan reviews etc . Responsibilities Procurement & Vetting: Identify, source, and vet reliable subcontractors, suppliers, and specialty trades for structural, mechanical, electrical, plumbing, and high-end finish scopes. Conduct background checks to verify quality and reliability. Permit & Municipal Management: Prepare, submit, and manage architectural drawings, engineering documents, and permit applications with the Lawrence Township building department. Follow up actively to secure required permits, approvals, and updates. Site Management & Quality Control: Oversee daily on-site operations, enforce stringent quality control over all workmanship and finishes, and ensure trades adhere to approved plans, engineering specs, and sequence schedules efficiently. Consultant & Stakeholder Coordination: Serve as the primary technical point of contact interfacing with architects, structural/MEP engineers, and specialty consultants to resolve site conditions and maintain alignment. Financial & Document Control: Review and verify subcontractor invoices and payment requests against verified physical progress on-site. Track changes, manage project documentation, and drive the schedule through final inspections to occupancy. Skills Extensive hands-on experience managing high-end residential construction projects or acting as a General Contractor / Site Superintendent. Comprehensive knowledge of New Jersey building codes, UCC compliance, and municipal permitting processes. Strong technical understanding of structural framing, complex MEP integration, and luxury interior/exterior finishes.Excellent organizational, negotiation, and subcontractor management skills.
