We are seeking experienced, motivated, and results-driven Senior Commercial Flooring Estimators / Project Managers to join our growing team. This is an excellent opportunity for experienced commercial flooring professionals who want to advance their careers, develop relationships with leading general contractors, manage major commercial construction projects, and play an important role in the continued growth of MSS throughout California. We are looking for professionals who can independently estimate, bid, negotiate, secure, and manage profitable commercial flooring projects while developing long-term relationships with general contractors, construction managers, developers, manufacturers, and industry partners. POSITION OVERVIEW The Senior Estimator / Project Manager will be responsible for commercial flooring estimating, business development, competitive bidding, contract negotiations, and complete project execution. The successful candidate must possess strong technical knowledge of commercial flooring systems, excellent estimating and negotiation skills, and a solid understanding of California public works construction, prevailing wage requirements, and DIR compliance . This position requires the ability to independently manage projects while working closely with MSS's centralized estimating, accounting, procurement, compliance, and field operations teams. KEY RESPONSIBILITIES 1. Estimating, Bidding & Contract Negotiations Review construction drawings, specifications, addenda, bid instructions, and technical documents. Prepare accurate digital takeoffs and comprehensive commercial flooring estimates. Develop detailed cost estimates covering materials, labor, equipment, subcontractors, overhead, and target gross profit margins. Prepare competitive bids for public works, institutional, healthcare, educational, municipal, and private commercial projects. Identify scope discrepancies, exclusions, project risks, constructability concerns, and value-engineering opportunities. Obtain and negotiate competitive pricing from manufacturers, distributors, suppliers, and subcontractors. Conduct post-bid follow-up with general contractors and construction managers. Negotiate project pricing, scope, and contract terms for awarded opportunities. Maintain an organized bidding pipeline and track bid results and project opportunities. 2. Commercial Flooring Technical Expertise Candidates must demonstrate strong estimating and technical knowledge of commercial flooring systems, including: Carpet: Carpet tile, broadloom, and specialty commercial carpet systems. Resilient Flooring: LVT, LVP, VCT, sheet vinyl, flash coving, heat welding, rubber flooring, and athletic flooring. Stone & Tile: Ceramic tile, porcelain tile, quarry tile, natural stone, setting materials, waterproofing, membranes, and related installation systems. Countertops: Quartz, natural stone, and solid-surface countertop estimating and coordination. Floor Preparation: Moisture mitigation systems, concrete preparation, self-leveling underlayment, mechanical preparation, patching, and substrate remediation. 3. Project Management & Execution Manage awarded projects from contract execution through final completion and closeout. Understanding of Coordinate submittals, material procurement, project schedules, installation sequencing, and jobsite activities. Maintain communication with general contractors, architects, suppliers, field supervisors, subcontractors, and installation crews.
