Senior Construction Project Manager, Luxury Residential
Rejuve ClinicAxiom Development Partners LLC | Hidden Hills & Malibu, CA Axiom Development Partners LLC is seeking an experienced Construction Project Manager to oversee two high-end residential projects in Hidden Hills and Malibu . Our current projects include a large-scale luxury mansion remodel and a ground-up luxury home construction project . This is a hands-on, primarily on-site position. We are looking for someone who understands luxury residential construction at a high level and can take ownership of the project from plans and bidding through scheduling, subcontractor coordination, quality control, and completion. You will work directly with the developer and ownership. We are not looking for someone who simply attends meetings, sends emails, and waits for subcontractors to tell them what is happening. We need someone who understands the plans, understands construction, controls the schedule, shops costs aggressively, manages subcontractors, identifies problems before they become expensive, and gets the project built correctly. What You'll Own On-Site Project Management You will be regularly present at the job sites and responsible for understanding exactly what is happening on the projects. You will coordinate trades, monitor progress, inspect work, resolve issues, and make sure subcontractors are performing according to the plans, specifications, schedule, and expected level of quality. Plans & Construction Documents You must be highly proficient at reading and interpreting: Architectural plans Structural plans Civil plans MEP plans Details and specifications Finish schedules Shop drawings RFIs and revisions You should be able to identify conflicts between plans and field conditions before they become costly change orders or delays. Subcontractor Bidding & Cost Control A major part of your responsibility will be sourcing and bidding subcontractors. For each major scope, we expect you to: Identify qualified subcontractors Develop clear scopes of work Obtain multiple competitive bids Compare bids line by line Identify exclusions and missing scope Negotiate pricing Verify qualifications and references Make recommendations to ownership Prevent unnecessary change orders Track committed costs against budget We don't want someone who automatically calls the same subcontractor for every project. You should know how to shop the market and get competitive pricing without sacrificing quality. Scheduling & Execution You will work closely with the developer to establish and maintain a detailed construction schedule. That means understanding sequencing, dependencies, lead times, inspections, procurement, and which trades need to be on-site and when. When the project starts falling behind, we expect you to identify why , develop a recovery plan, and execute it. The schedule needs to be a management tool, not a document that gets created once and forgotten. Subcontractor Management You will oversee subcontractors from award through completion. You will make sure they: Show up when scheduled Have the correct information Follow the plans Coordinate with other trades Maintain quality standards Complete punch-list items Stay within their agreed scope Meet deadlines You should be comfortable having difficult conversations when performance isn't acceptable. Quality Control These are high-end custom homes , and expectations are significantly different from standard residential construction. Details matter. You should understand high-end finishes, custom millwork, stone, flooring, lighting, plumbing fixtures, waterproofing, exterior systems, doors and windows, specialty installations, and the coordination required between trades to achieve a luxury finished product. You should be the person who notices a problem before ownership notices it. Procurement & Long-Lead Items You will help identify and track long-lead materials and equipment so procurement does not delay construction.
