Senior Construction Estimator & Procurement Manager | Luxury Residential Stepbrothers Contracting Group | Lake Worth Beach / Palm Beach County, FL FULL-TIME IN-PERSON $90,000–$110,000 ANNUAL BASE SALARY Build exceptional projects with us Stepbrothers Contracting Group specializes in luxury residential renovations and custom homes throughout Palm Beach County. We are seeking a hands-on Senior Construction Estimator to lead estimating from initial plan review through a complete, owner-ready budget—and support the related preconstruction, subcontractor bidding, purchasing and procurement processes. This is not a takeoff-only or purchasing-administration position. You must understand how residential construction is actually built, recognize missing scope, challenge incomplete trade proposals and deliver detailed, reliable pricing on schedule. Company ownership retains final review and approval of estimates, pricing strategy and proposals. Estimating & subcontractor bid management — primary focus - Review architectural, structural, MEP, interior-design and specification documents; identify conflicts, omissions, unclear details and potential cost exposure. - Produce detailed takeoffs, trade-specific scopes of work, cost estimates, realistic allowances and construction budgets for complex renovations and custom homes. - Invite qualified subcontractors and suppliers to bid; establish bid deadlines, follow up consistently and maintain competitive trade coverage. - Analyze and level subcontractor bids for apples-to-apples scope, inclusions, exclusions, qualifications, schedule implications and pricing accuracy. - Evaluate labor, material and subcontractor costs; clarify incomplete information promptly and document reasonable assumptions without unnecessarily delaying an estimate. - Manage multiple estimates simultaneously and deliver complete, organized drafts by agreed deadlines, ready for ownership to review, refine and approve rather than reconstruct. Preconstruction, purchasing & project handoff - Coordinate with designers, vendors, trade partners and Operations during preconstruction to resolve pricing questions, confirm selections and identify long-lead items. - Negotiate subcontractor and supplier pricing; support post-award subcontractor buyout while protecting approved scope, quality, schedule and target margins. - Prepare or coordinate initial purchase orders, subcontract agreements, and procurement commitments within company approval procedures. - Coordinate material procurement and delivery planning with the Construction Manager and Superintendents; routine field ordering and daily trade scheduling remain with Operations unless specifically assigned. - Maintain accurate estimating, bid, budget, procurement and commitment records in Buildertrend; support owner change-order pricing as needed. - Deliver a thorough handoff to Construction Management documenting budgets, allowances, assumptions, exclusions, buyout status, long-lead items and unresolved risks. - Develop qualified South Florida subcontractor and supplier relationships, alternate bid sources and preferred pricing opportunities. What we’re looking for - 5+ years of relevant residential construction estimating / preconstruction experience, with strong exposure to luxury renovations and/or custom homes. - Ability to independently interpret construction documents and understand means, methods, materials, sequencing, high-end finishes and trade scopes. - Demonstrated experience soliciting, reviewing, leveling and negotiating subcontractor bids, not merely applying square-foot pricing. - Strong Excel and construction estimating/takeoff skills; organized, decisive, responsive and accountable for deadlines and follow-through. - South Florida trade relationships, Buildertrend and Bluebeam / PlanSwift / On-Screen Takeoff or comparable software are strong advantages.
