Purchasing Manager, Summit Homes Florida
Summit Homes Development, LLCPurchasing Manager, Summit Homes Florida Location: Remote within Florida, transitioning to the company's Orlando-area office once it opens Reports to: SVP of Operations Type: Full-Time, Exempt Website: www.summithomesflorida.com ABOUT SUMMIT HOMES FLORIDA Summit Homes Florida builds single-family, scattered-lot spec homes across some of the state's fastest-growing markets, including the Nature Coast and Central Florida (Sebring, Ocala, Citrus Springs, Brooksville/Weeki Wachee, Homosassa, Port Charlotte), as well as 2027 expansion plans to Palm Bay, Palm Coast, Cape Coral and North Port, on the Southwest Gulf coast. The company's brand promise is Elevated Living, Always Included: homes that come standard with the premium features many builders treat as costly upgrades. That philosophy shows up in three ways: thoughtfully designed floor plans built around how families live; craftsmanship and attention to detail from foundation to final finishes; and a generous package of high-end features delivered as standard rather than sold à la carte. The goal is to craft a living experience, not simply build a house. Summit Homes Florida is owned by a California-based family office and is actively building out its operations in Central Florida. With an expanding lot pipeline and strong buyer demand across its markets, the company is positioned for significant, disciplined growth, and is assembling the leadership team to drive it. THE OPPORTUNITY Summit Homes Florida builds new single-family homes on scattered lots across Florida, from Citrus Springs and Marion Oaks to North Port, Cape Coral, Palm Bay and Palm Coast. We are bringing construction in-house and scaling volume quickly, and we need a Purchasing Manager to build our purchasing function from the ground up. You will own every dollar between the plan and the finished home: bidding each scope of work, negotiating with trades and suppliers, setting and maintaining the cost of every plan we build, and tracking actual job costs against budget on every home. You will build the processes, vendor base and pricing that let us build profitably in a dozen markets at once. The role starts remote. Candidates should live in Florida, be within reasonable driving distance of Orlando, and expect to work from the Orlando office once it opens, with regular travel to job sites and vendor locations statewide. KEY RESPONSIBILITIES Bidding and contracting Build and run the bid process for every scope of work (site work, foundation, framing, trusses, roofing, windows and doors, MEP, insulation, drywall, trim, cabinets, countertops, flooring, paint, landscaping, etc), by market. Prepare bid packages from plans and specifications; level and analyze bids; recommend awards to the SVP of Operations. Negotiate pricing, terms and contracts with trade partners and suppliers; maintain master subcontractor and supply agreements. Recruit and qualify trade partners in each market, verifying licenses, insurance and W-9s before any award. Estimating and budgets Complete quantity takeoffs and build a detailed cost budget for every plan, elevation and option. Maintain a current cost database by plan and by market; rebid on a set schedule and when material markets move. Price options and upgrades so sales and marketing can quote buyers accurately and protect margin. Support land and lot acquisition by providing hard-cost estimates for new markets and plans. Purchase orders and job costing Set up and release purchase orders for every home at start; issue and approve variance purchase orders (VPOs) with documented root cause. Track budget vs. actual cost on every home and every cost code; report variances weekly. Close out each home's job cost at completion and feed lessons back into the budgets. Work with accounting so invoices match POs and trades are paid accurately and on time.
