Position Summary: The Property Manager, Lease Purchase manages the daily operations of a portfolio of single-family residential properties. Responsibilities include filling vacancies timely, collecting rent, coordinating maintenance, addressing tenant concerns, and ensuring compliance with lease requirements and program policies. This role requires strong communication, organization, customer service, and problem-solving skills, along with the ability to manage competing priorities. The Property Manager works closely with tenants, internal teams, and community partners to maintain occupancy, support housing stability, and keep properties well-maintained. The rate of pay for this position is $24.29 per hour ($50,530 per year), FLSA Non-Exempt Essential Duties & Responsibilities: Manage the daily operations of one or more partnership portfolios Complete weekly exterior inspections of units for overgrown vegetation and property upkeep. Conduct semi-annual and annual property inspections and follow up on maintenance and housekeeping concerns. Prepare monthly vacancy and delinquency reports and other reports requested by the supervisor. Address tenant concerns professionally and support a positive living environment. Respond to tenant inquiries within 48 hours Collect and code rental payments for processing and promptly follow up with tenants regarding delinquent balances. Complete OHFA, HUD and Fair Housing training. Coordinate with the Compliance Department to support ongoing HUD, OHFA, and program compliance. Enforce lease requirements and property management policies and procedures. Prepare and post nonpayment and lease violation notices as required. Prepare eviction packets and attend court hearings as needed. Respond to applicant inquiries and follow up on outstanding application requirements. Process rental applications, maintain waiting lists, and lease vacant units promptly in accordance with CHN leasing policies. Maintain accurate tenant records and document communications, collection activity, and follow-up in designated systems. Maintain an organized and secure key control system. Perform other duties as assigned Education and/or Work Experience Requirements: Required: Education: High school diploma or GED Experience: 3+ years of experience in property management, case management, customer service, or a related field.
