Property Maintenance & Operations Coordinator Location: Kauai, Hawaii Employment Type: Full-Time Compensation: $65,000–$80,000 per year, depending on experience Position Overview PIKO is seeking a dependable, hands-on Property Maintenance & Operations Coordinator to help oversee the day-to-day condition, maintenance, and operational readiness of our portfolio of luxury vacation rental homes on Kauai. This position serves as a primary point of contact for the physical condition of our properties. The successful candidate will regularly inspect homes, identify and resolve maintenance issues, coordinate outside vendors when necessary, assist with property and guest needs, and ensure each home consistently meets PIKO's standards for quality, functionality, appearance, and readiness. This is a hands-on position for someone who enjoys solving problems and taking ownership. We are looking for someone who can recognize what needs attention and get it handled—not simply report the issue to someone else. The ideal candidate will complete routine repairs personally when practical and coordinate qualified or licensed contractors when specialized work is required. In addition to property maintenance, this position plays an important role in PIKO's daily property operations, including property inspections, vendor coordination, inventory management, guest support, property readiness, and other operational needs. Primary Responsibilities Help oversee the day-to-day physical condition and operational readiness of a portfolio of luxury vacation rental homes. Conduct regular and detailed property inspections and proactively identify maintenance, repair, inventory, safety, and presentation issues. Perform routine preventative maintenance to protect the condition of the homes and reduce future repair costs. Complete general repairs and handyman work, including drywall repair, painting and touch-up work, caulking, basic plumbing, fixture replacement, hardware installation and adjustment, furniture assembly, and similar residential repairs. Troubleshoot common property issues involving appliances, fixtures, plumbing, doors, locks, hardware, electronics, and household equipment. Complete appropriate repairs during property inspections whenever practical rather than allowing minor issues to remain outstanding. Generate and maintain inspection reports documenting property conditions, completed work, outstanding items, recommended future repairs, and items requiring specialized contractors. Maintain an organized list of outstanding maintenance and property issues and follow those items through completion. Coordinate plumbers, electricians, HVAC technicians, appliance technicians, landscapers, pool companies, and other specialized or licensed vendors when required. Coordinate vendor access, communicate the required work, monitor progress, and verify that work has been completed properly. Obtain repair estimates and assist management with evaluating repair and replacement options when appropriate. Replace damaged, worn, or missing household inventory, including furniture, décor, kitchenware, linens, electronics, appliances, and household essentials. Perform or coordinate pressure washing of lanais, walkways, exterior surfaces, outdoor furniture, and other areas as needed. Assist in ensuring that each property is fully functional, properly supplied, well presented, and ready for owner and guest arrivals. Respond promptly and professionally to occasional guest maintenance concerns and property-related requests. Deliver guest-requested items, replacement inventory, supplies, or equipment when necessary. Restock operational and maintenance supplies. Assist with company errands, property-related projects, brokerage support, and other operational needs as required.
