Role Overview The Project Manager is responsible for the full lifecycle of assigned construction projects from preconstruction, estimating, and contract execution through field coordination, financial management, and closeout. Projects may include commercial construction, interior renovations and fit-outs, residential renovations and additions, ground-up residential construction, and other multi-trade construction scopes. Projects vary in value, size, duration, complexity, and delivery method and may run concurrently. The PM is the primary point of accountability for project delivery, client relationships, financial performance, and team coordination, working alongside the Field Supervisor (who leads self-performing field labor) and directing a Project Coordinator as assigned. The PM is a seasoned construction professional expected to lead proactively, manage risk, uphold Decades' standards for quality and professionalism, and develop Project Coordinators into future project managers. Responsibilities Project Ownership & Accountability Serve as the single point of accountability for assigned projects from preconstruction through financial closeout, owning outcomes rather than simply completing tasks. Maintain full command of each project's scope, contract, schedule, budget, risks, and client expectations, with visibility across all assigned projects. Make timely decisions within established authority, identify risks early, and escalate significant issues to the Director of Project Operations with recommended solutions. Ensure commitments, decisions, and changes are documented, communicated, and fulfilled, retaining ownership even when work is delegated. Estimating and Preconstruction Lead the full estimating process across time-and-material, lump-sum, design-build, and negotiated scopes, from site walks and scope development through final proposals. Solicit and level subcontractor and vendor bids, and identify scope, cost, schedule, and contractual risks before award. Lead the handoff from estimate to execution, ensuring the field team and Project Coordinator have complete, accurate project documentation. Project Startup Build and maintain the project schedule in Microsoft Project using the company template. Lead subcontractor buyout, purchase orders, and compliance documentation, and confirm all required permits, certificates, approvals, long-lead procurement, and project-specific startup requirements are addressed before work begins. Lead project kickoff, setting expectations and clearly defining roles for the Project Coordinator, Field Supervisor, and trade partners. Project Execution Serve as the primary client contact throughout the project lifecycle, managing communication, expectations, and relationships. Manage multiple concurrent projects, coordinating trade sequencing, priorities, and schedule adjustments with the Field Supervisor and Project Coordinator. Monitor schedule, budget, quality, and risk through regular site visits and milestone inspections, and drive recovery planning when projects deviate from plan. Lead change order identification, pricing, documentation, and resolution. Manage design coordination, constructability, owner/client decisions, selections, allowances, and long-lead procurement when applicable, ensuring decisions are made and documented in time to protect schedule and financial performance. Coordinate with architects, engineers, designers, consultants, subcontractors, vendors, and other stakeholders as required. Maintain complete project documentation from preconstruction through execution, including photographs of existing site conditions before work begins, progress, and significant field conditions to support project records, change management, and future marketing use. Financial Management Own project financial performance from budget through final reconciliation, protecting target margin through proactive cost, scope, and change management.
