Project Manager - Luxury Residential Construction

About the Position Onshore Construction & Development, Inc. is seeking an experienced and highly motivated Project Manager to lead the successful execution of luxury custom residential construction projects. This position is responsible for overseeing all phases of construction, from pre-construction planning through final completion, while maintaining exceptional standards of craftsmanship, financial performance, scheduling, and client satisfaction. The ideal candidate is a proactive, detail-oriented construction professional who demonstrates strong leadership, sound judgment, and the ability to independently manage complex projects. This individual will play a critical role in coordinating project teams, managing resources, resolving challenges, and ensuring each residence reflects Onshore's commitment to quality and excellence. Key Responsibilities Project Leadership & Execution Lead and manage all phases of luxury custom residential construction projects, from pre-construction through project closeout. Independently oversee project planning, scheduling, coordination, and execution to achieve established objectives. Exercise sound judgment in evaluating project priorities, resolving operational challenges, and implementing effective solutions. Establish project milestones, monitor progress, and proactively address potential delays or disruptions. Collaborate with Superintendents and field personnel to ensure efficient execution and adherence to project specifications. Financial & Contract Management Develop, manage, and monitor project budgets, cost projections, schedules, and financial forecasts. Evaluate project expenditures, identify cost-saving opportunities, and implement strategies to maintain profitability. Administer subcontractor agreements, change orders, purchase commitments, and project-related documentation. Review project costs, assess financial risks, and recommend corrective action when necessary. Support procurement planning and coordinate material selections, purchasing activities, and long-lead items. Subcontractor & Team Coordination Direct and coordinate subcontractors, vendors, consultants, and internal project teams to meet contractual obligations and performance expectations. Evaluate subcontractor performance, workmanship, and schedule adherence. Provide project direction and establish clear expectations for quality, timelines, and deliverables. Work closely with field leadership to resolve construction challenges and maintain productive project operations. Client Relations & Quality Assurance Serve as a primary point of contact for clients, architects, designers, and other project stakeholders. Maintain professional relationships through consistent communication, transparency, and responsiveness. Oversee the coordination and execution of custom architectural details, specialty finishes, and client-specific requirements. Ensure projects meet company quality standards, approved plans, contractual requirements, and applicable building codes. Lead the resolution of project-related concerns while balancing client expectations, operational feasibility, and financial considerations. Qualifications & Experience Minimum of 5 years of construction project management experience, preferably in luxury custom residential construction. Demonstrated experience managing complex construction projects, budgets, schedules, contracts, and subcontractor relationships. Strong working knowledge of residential construction methods, materials, sequencing, and quality standards. Proven ability to exercise independent judgment, establish priorities, and make informed project management decisions. Excellent leadership, organizational, communication, and problem-solving skills.
