Project Manager — Commercial Windows & Doors (Estimating & Purchasing)

MBS Doors & Windows LLC is a custom architectural windows and doors company serving the Southeast U.S., specializing in bifold, pivot, and aluminum systems built for performance and design. We're growing and hiring an in-house Project Manager to own commercial projects from estimate to completion. This is not a sales job and not a field-only job. You'll be the internal hub of every project you run: pricing it, buying it, and keeping it on track. What You'll Do Estimating — Commercial Windows & Doors - Prepare accurate estimates and takeoffs for commercial window and door projects from architectural drawings, specifications, and plans - Price materials, labor, freight, and installation; identify scope gaps and exclusions before a bid goes out - Produce clear, professional proposals and follow up on submitted bids Purchasing — Per Project - Order windows, doors, glass, hardware, and materials for each project — accurately, and on time for lead times - Get and compare supplier quotes, confirm pricing and delivery dates in writing, and track every order to arrival - Verify orders against approved submittals/shop drawings so what shows up is what the job needs Project Internals — Run Each Job from the Inside - Set up and maintain the internal file for every project: contract, submittals, shop drawings, approvals, change orders, and billing milestones - Coordinate schedules with suppliers, installers, GCs, and customers — and keep everyone updated before they have to ask - Track project costs against the estimate and flag problems early, not after the money is spent - Handle RFIs, submittal packages, and closeout paperwork through project completion What You Must Have - Experience estimating commercial windows and doors (aluminum systems, storefront, bifold, or similar) — this is required, not a plus - Experience purchasing/ordering materials per project, working with suppliers and lead times - Ability to read architectural drawings, specifications, and shop drawings - Strong organization — you will be running multiple projects at different stages at the same time - Clear written and spoken communication with GCs, suppliers, installers, and customers - Computer skills: email, spreadsheets/estimating tools, and keeping clean project files - Valid driver's license and ability to work in-house at our office in Buford, GA Nice to Have - Experience with window/door manufacturers and product lines (custom aluminum systems a plus) - Estimating or project software experience — name what you've used in your application - Background in commercial construction project coordination or inside project management - Experience with submittals, RFIs, and AIA-style billing Why MBS - Key role in a growing company — you'll own projects, not just push paper - In-house, full-time, steady work on distinctive custom projects across the Southeast Schedule: 10:00 AM – 5:00 PM Pay: From $48,000.00 per year Application Question(s): How many years of commercial window and door estimating experience do you have?
