Job Description Arkfield is seeking an organized, proactive and detail-oriented Project Coordinator to support the construction of low-rise residential projects in the GTA. The ideal candidate will have a solid background in residential construction coordination and a working knowledge of the Ontario Building Code, municipal permitting and Tarion requirements. This role keeps projects on schedule, on budget and well documented from pre-construction through closing. The Project Coordinator will work closely with the Project Managers, Site Superintendents, and the development, sales and customer care teams. This is a hands-on role, split between the office and our sites, suited to someone who can manage many moving parts and keep trades, consultants and internal teams aligned. Low-rise projects include subdivisions across Ontario, spanning infill subdivisions to master-planned communities that include townhouses, semi-detached, and fully detached homes. Arkfield's fully integrated model means the construction team works hand-in-hand with development and sales, and the Project Coordinator is central to smooth hand-offs between each stage. As a member of this team, your key responsibilities would be: · Scheduling and Progress Tracking: § Maintain project schedules, look-ahead plans and lot-by-lot progress trackers across multiple active phases. § Attend regular site visits to verify progress, photograph milestones and support the Project Manager. · Trade and Procurement Coordination: § Prepare and issue tender packages, track bids, and assist with bid levelling and trade selection. § Prepare subcontracts and purchase orders, and coordinate trade and supplier scheduling and deliveries. · Document Control: § Manage RFIs, submittals, shop drawings and change orders, following each through to close-out. § Keep project records current, including drawings, contracts, correspondence, and health and safety documentation. § Prepare agendas and minutes for site, consultant and internal meetings, and follow up on action items. · Permits, Inspections and Compliance: § Track building permits, municipal inspections and Tarion requirements, keeping approvals ahead of the build schedule. § Support site health and safety compliance under the Occupational Health and Safety Act (OHSA). · Budget and Cost Tracking: § Log and process trade invoices and progress draws, and support holdback tracking. § Track committed and actual costs against budget, and flag variances to the Project Manager. · Homeowner and Closing Support: § Coordinate purchaser selections, upgrades and extras with the sales and customer care teams.…
