💼 About the Role
The O&M Lead is responsible for completing maintenance service issues and ensuring high-quality resident experiences. You’ll also assist the O&M Supervisor with operational and administrative tasks, making you a technical and operational resource for your assigned properties.

📝 What You’ll Do

Service Issue Completion (60%)

  • Diagnose and resolve maintenance requests, including electrical, plumbing, HVAC, painting, janitorial, preventative maintenance, landscaping, and inspections

  • Manage materials and inventory to ensure timely resolution

  • Coordinate with vendors for escalated service issues

  • Maintain professional use of company resources (tools, vehicles, cell phone, etc.)

Assist O&M Supervisor (25%)

  • Maintain administrative processes when the O&M Supervisor is unavailable, including work order management, reviewing labor hours, credit card receipts, and vendor purchases

  • Serve as a subject matter expert on portfolio maintenance processes

  • Provide guidance and solutions for operational challenges

On-Call Support (5%)

  • Respond to emergency maintenance requests during scheduled after-hours shifts to ensure resident satisfaction

Ancillary Responsibilities (10%)

  • Support additional maintenance tasks and property-related activities as needed

  • Visit properties to assess building systems, housekeeping, and grounds

What You’ll Need

  • Experience in maintenance, repairs, or building operations

  • Strong problem-solving and troubleshooting skills across multiple trades

  • Ability to work independently, prioritize tasks, and handle on-call emergencies

  • Excellent communication and customer service skills

  • Attention to detail, accountability, and teamwork
