Karma Construction Group is seeking a full-time Off-Site Construction Materials Manager to coordinate purchasing, suppliers, material schedules, and delivery logistics for residential construction projects throughout Washington, DC, Maryland, and Northern Virginia. This is a U.S.-based remote/off-site position that works closely with project managers, estimators, field teams, subcontractors, and vendors. Occasional travel or site coordination in the DMV area may be required. Responsibilities Review project plans, specifications, scopes, selections, and schedules to identify material requirements. Obtain and compare supplier quotations, confirm scope and specifications, and support vendor selection. Prepare and maintain purchase orders, procurement logs, submittal logs, material schedules, and budget tracking. Track approvals, fabrication, lead times, shipping, delivery dates, backorders, substitutions, and closeout documentation. Coordinate deliveries with vendors, project managers, subcontractors, and field teams. Resolve shortages, damaged materials, delivery conflicts, invoice discrepancies, and warranty issues. Reconcile supplier invoices and purchase orders and report cost variances promptly. Maintain accurate records in Buildertrend, BUILDORS.com, Excel, Acrobat, OneDrive, and cloud-based collaboration systems. Identify procurement risks early and recommend cost-effective, schedule-conscious solutions. Support material takeoffs, quantity verification, and change-order documentation. Required qualifications At least 3 years of relevant construction materials, procurement, purchasing, estimating, logistics, or project-coordination experience. Working knowledge of residential construction materials, plans, specifications, and construction sequencing. Demonstrated ability to manage multiple suppliers, purchase orders, budgets, deadlines, and competing priorities. Strong Excel, document-management, written communication, and follow-through skills. Experience with Buildertrend, BUILDORS.com, or similar construction-management software is preferred. Professional written and spoken English. Spanish-English bilingual ability is preferred. Reliable high-speed internet and a modern computer capable of running construction-management, document-review, spreadsheet, video-meeting, and collaboration software. Ability to coordinate during U.S. Eastern Time business hours. Compensation $35,000–$65,000 per year, based on relevant experience and demonstrated capability.
