Maintenance Vendor Manager

About the Position Ready to get off the service truck without leaving the trade behind? Property Management Alliance is seeking a Property Manager/Vendor Manager with a strong HVAC, construction, or building maintenance background to oversee multifamily and commercial properties throughout Syracuse and Utica. This hands-on leadership role combines building inspections, troubleshooting, preventive maintenance, and coordination of maintenance staff and vendors. You’ll use your technical experience to keep properties operating efficiently while working with owners, tenants, contractors, and management. Responsibilities Oversee multifamily and commercial properties across Syracuse and Utica. Build and lead a preventive maintenance program for more than 1,000 units. Diagnose building issues and coordinate solutions with maintenance staff and vendors. Review work orders and incoming calls regarding urgent maintenance related matters. Inspect properties regularly and identify maintenance needs before systems fail. Coordinate repairs, apartment turnovers, and capital improvement projects. Communicate clearly with owners, tenants, contractors, and upper management. Required Qualifications At least two years of recent HVAC, construction, or building maintenance experience. Knowledge of commercial and residential building systems. Strong hands-on troubleshooting skills. Clean driving record. Reside between Syracuse and Utica. Basic email and Google application skills; training is available. Preferred Qualifications Strong customer service and communication skills. Ability to explain technical issues and proposed solutions clearly to upper management. EPA 608 certification. AppFolio experience. Compensation and Benefits Annual salary of $52,000–$72,800, based on experience. $1,000 signing bonus. Company vehicle. Steady, year-round work with fewer after-hours calls.
