Now Hiring: Licensed Transaction Coordinator / Buyer Broker Associate Santa Fe, New Mexico | Part-Time | Opportunity for Full-Time Growth I'm looking for an experienced, licensed New Mexico real estate professional to join my business at Sotheby's International Realty in Santa Fe. This is a part-time position with the opportunity to grow into a full-time buyer broker role. I'm looking for someone who is exceptionally organized, proactive, detail-oriented, and capable of independently managing transactions while providing an exceptional level of service to clients. The ideal candidate has a strong understanding of New Mexico real estate contracts, excellent communication skills, and the ability to anticipate what needs to happen next. I need someone who takes ownership of their responsibilities, keeps transactions moving, follows through consistently, and enjoys being part of a busy, established real estate business. Responsibilities Manage transactions from contract to closing, including all deadlines, contingencies, documentation, and communication. Create and maintain transaction calendars, monitor contractual deadlines, and keep everyone, including me, on schedule. Coordinate with title companies, lenders, inspectors, cooperating brokers, clients, and brokerage staff. Prepare purchase agreements, listing agreements, addenda, and other real estate documents as needed. Maintain complete, accurate, and organized transaction files. Manage client calls, follow-up, scheduling, and ongoing relationship management. Assist with buyer representation, property showings, and client appointments. Coordinate and host open houses and broker opens. Handle occasional fieldwork, including lockboxes, signs, property access, and listing preparation. Assist with CRM management and ensure clients and prospective clients receive timely, consistent follow-up. Provide general administrative and operational support to keep the business running smoothly. Qualifications Active New Mexico real estate broker license required. Must reside in Santa Fe and be available for local, in-person responsibilities. Strong working knowledge of New Mexico residential real estate purchase agreements, listing agreements, addenda, and transaction procedures. Prior transaction coordination or buyer broker experience strongly preferred. Exceptional organizational skills and attention to detail. Excellent written and verbal communication skills. Comfortable working independently, managing competing priorities, and taking initiative. Professional, personable, trustworthy, and committed to exceptional client service. Experience with TransactionDesk, MLS systems, and real estate CRM platforms preferred. Compensation & Schedule Approximately 20–25 hours per week to start, with flexibility for client appointments, open houses, and transaction needs. Competitive guaranteed base pay, starting at $30–$35 per hour, negotiable based on experience and qualifications. Additional commission opportunities are available for buyer representation, including independently generated clients. Commission arrangements will be determined based on experience, responsibilities, and lead source, subject to brokerage approval. A professional office is available in Santa Fe, with flexibility for some remote work. The position will begin with a focus on transaction coordination, client communication, and operational support. There will be a 90-day review to evaluate responsibilities, compensation, hours, and growth opportunities. For the right person, this position offers the opportunity to take on greater buyer representation responsibilities and potentially transition into a full-time buyer broker role with increased earning potential.
