Full-Time Contract Red Seal Plumber & Class B Gas Fitter

We are a 500-unit high-rise strata development in Downtown Vancouver operating a steam-to-hydronic hot water conversion system. We are seeking a dedicated, highly skilled Red Seal Plumber and Class B Gas Fitter to manage, maintain, and optimize our central mechanical plant and complex heating distribution loop, as well as associated equipment including PRV, expansion tanks, pumps, zone valves and similar. Other work on common property will be required, such as drain cleaning and catch basin repair, gas riser repair and work, sump pit and confined space work, and similar. This is a full-time independent contract position requiring a consistent 40-hour weekly commitment. Contractor Compliance & Requirements The successful contractor must provide proof of the following active credentials prior to contract signing and maintain them throughout the agreement: Commercial General Liability (CGL): Minimum $5,000,000(5M) in active coverage , naming the Strata Corporation as an additionally insured party. WorkSafeBC: Active, clear account with a current Letter of Clearance provided quarterly. Business License: Valid inter-municipal or City of Vancouver business license . Technical Safety BC Contractor License: Valid Gas/Plumbing contractor license to pull permits if necessary. You must have your own full set of tools and equipment and be willing to provide new equipment at your cost to complete jobs as necessary Supply Chain & Materials Wholesale Account Provided: To ensure efficient operations, a dedicated wholesale account for all required parts and materials will be provided by the Strata/Property Management. Contractor Accounts Permitted: If the successful candidate prefers to utilize their own pre-existing wholesale accounts, we are open to that provided all parts and materials are charged at cost and original invoices are provided by you Core Contract Scope of Work Steam-to-Hydronic Plant Maintenance: Oversee, service, and optimize our central mechanical rooms, managing the heat exchangers that convert central steam heat into our domestic hot water and hydronic space heating loops. Hydronic Loop & Distribution Management: Continuously balance and maintain the complex closed-loop hydronic distribution network across 480 units, including servicing commercial circulating pumps, zone valves, automated mixing valves, and expansion tanks. System Diagnostics & Prevention: Troubleshoot heating imbalances, water hammer, pressure fluctuations, and failing steam traps or control valves to protect building infrastructure and maintain consistent resident comfort. Water Quality & Treatment: Conduct regular testing, flushing, and chemical treatment of the closed-loop hydronic system to eliminate oxygenation, scaling, and corrosion. Strata Plumbing Infrastructure: Maintain the building's main water distribution, drainage, waste, and vent (DWV) systems, booster pumps, and water pressure reducing valves (PRVs). Compliance & Reporting: Maintain meticulous mechanical room logs utilizing our own CMMS within our website, document all service actions, and ensure all gas-fired/pressure systems comply strictly with the BC Plumbing Code, the Power Engineers, Boiler, Pressure Vessel and Refrigeration Safety Regulation Any and all other regulations as required. Required Trade Qualifications Plumber Red Seal Endorsement: Mandatory Interprovincial journeyperson certification Class B Gas Fitter Certificate: Valid license issued by Technical Safety BC, with specific, hands-on experience managing steam-to-hot-water heat exchangers or high-output commercial boilers.
