Estimation & Job Costing Prepare accurate cost estimates for all new home builds using current plans, scopes of work, and vendor pricing. Maintain and update the master database of base home costs, including labor, materials, and county-specific variables. Collaborate with Sales, Design, and Builder teams to ensure customer selections are accurately priced and reflected in each Purchase Order release. Support contract pricing and ensure estimate data aligns with IHMS, selection addendums, custom option requests, and internal purchase orders. Takeoffs & Quantity Verifications Complete thorough material takeoffs and verify quantities for structural components, finishes, and site-related work. Ensure all takeoffs reflect current plans, local building codes, and engineering updates. Work to create assemblies or material lists for our most popular structural and other standard options. · Validate quantities and pricing assumptions in collaboration with the field team. Plan & Specification Alignment Review and interpret construction drawings, customer selections, and design center options for pricing impact. Flag inconsistencies or missing information that could impact job cost accuracy. Coordinate with Sales Administrator and Design Team to update option pricing changes. Trade & Vendor Collaboration Communicate directly with Supply Chain Manager to verify/validate pricing, clarify or update scopes, and secure needed quotes. Assist with trade partner onboarding by validating pricing submissions and scope accuracy. Cross-Department Support Partner with Builder Managers to review job-specific estimates and address concerns. Collaborate with Sales Administrator and Design Consultants to ensure selections are priced and available across all systems. Help identify cost-saving opportunities or product substitutions that maintain quality while improving margins. Systems, Accuracy & Process Compliance Maintain accuracy and version control of all estimate files, templates, and pricing data within IHMS and internal tools. Support audit preparation, cost rollups, and special reports requested by leadership or finance. Proactively identify and recommend improvements to estimation processes or documentation workflows.
