The Opportunity We are seeking an Estimator, Construction to join our Toronto team and support the planning and delivery of purpose-built rental apartment projects across the Greater Toronto Area. Reporting to the Director of Construction, the Estimator will be responsible for preparing reliable conceptual, schematic, design-development, and pre-tender estimates; managing trade coverage and bid analysis; identifying cost risks and opportunities; and supporting procurement and value-management decisions. Working closely with Development, Construction, Design, Finance, consultants, and trade contractors, this role will help establish realistic project budgets and maintain cost certainty from acquisition and design through contract award and construction. What you bring... Minimum 5 years of progressive estimating or preconstruction experience with a general contractor, developer-builder, or construction manager. Experience estimating cast-in-place concrete mid-rise or high-rise residential projects in the GTA. Experience preparing conceptual estimates and completing detailed quantity take-offs. Experience managing trade tendering and bid leveling. Experience identifying scope gaps and exclusions. Experience with value engineering and cost planning. Experience making procurement recommendations and negotiating with trades. Ability to review multidisciplinary consultant documents for scope completeness and coordination. Strong knowledge of GTA construction market conditions. Working knowledge of Ontario construction practices and common CCDC contract forms. Advanced proficiency in Microsoft Excel and estimating/take-off software such as Bluebeam Revu, Planswift, On-Screen Takeoff, CostX, or equivalent; Procore experience is preferred.
