About the Role As the Enterprise Master Scheduler at Z Modular, you will lead integrated scheduling across the complete development-to-occupancy lifecycle, connecting land acquisition, due diligence, entitlement, design, procurement, modular manufacturing, logistics, construction, commissioning, and occupancy into reliable project and portfolio schedules. This role extends beyond traditional project scheduling. In addition to overseeing schedule integration, you will provide enterprise-wide visibility into portfolio demand, organizational capacity, cross-functional dependencies, competing priorities, and the impacts of key business decisions. You will help leadership evaluate risks, assess alternative scenarios, and make informed decisions that support successful project delivery and business objectives. Working closely with teams across development, design and engineering, procurement, manufacturing, logistics, construction, finance, and operations, you will establish scheduling governance, support portfolio prioritization, and translate complex planning information into clear, actionable recommendations. This role is ideal for someone who combines strong scheduling expertise with strategic thinking, enjoys solving complex planning challenges, and can connect detailed project information to enterprise-level decisions and outcomes. What You’ll Do 1. Enterprise Scheduling Framework and Governance Create and maintain integrated master schedules for individual developments and the overall portfolio. Establish common schedule structures, calendars, coding, milestone definitions, status dates, progress rules, updating expectations, reporting standards, and planning cadence. Define source systems, data owners, update timing, validation requirements, and approval expectations for scheduling inputs. Establish baseline, forecast, version-control, variance, and change-documentation practices appropriate to project and portfolio decisions. Perform schedule-quality reviews covering logic, dependencies, constraints, durations, float, progress measurement, and forecast integrity. 2. Development-to-Occupancy Lifecycle Integration Integrate milestones for land acquisition, due diligence, entitlement, permits, utility and infrastructure readiness, financing dependencies, design and engineering, procurement, manufacturing, logistics, site readiness, erection, construction, commissioning, turnover, occupancy approval, and asset handoff or lease-up. Consolidate schedules and milestone inputs from internal teams, consultants, vendors, contractors, manufacturing operations, and planning systems. Define and monitor readiness gates for major lifecycle transitions, including acquisition close, design release, procurement commitment, production release, shipment, site mobilization, erection, commissioning, turnover, and occupancy. Identify contractual, customer, regulatory, and externally committed dates and make impacts to those commitments visible before changes are approved. 3. Progress, Critical Path, and Change Control Track progress against approved baselines and current forecasts; identify deviations, bottlenecks, and critical-path impacts. Coordinate realistic recovery or mitigation options with accountable teams and monitor agreed actions and decision dates. Maintain clear records of approved milestone, sequence, scope, priority, and forecast changes, including the …
