The Director of Procurement is a senior leadership role responsible for running and scaling the business, driving revenue growth, and owning end-to-end international procurement and logistics for construction finished goods across hospitality, multi-residential, and commercial projects. This role requires a unique blend of: Executive-level business leadership Deep international manufacturing and sourcing expertise Advanced understanding of global shipping, logistics, and trade compliance The ideal candidate is U.S.-based, highly strategic, and hands-on—capable of managing complex global supply chains. Key Responsibilities International Procurement & Supplier Network Leadership Own global procurement of finished construction goods, FF&E, fixtures, materials, and specialty items. Build, maintain, and expand a global network of manufacturers, factories, distributors, and suppliers. Identify and qualify international manufacturing partners across key sourcing regions. Negotiate pricing, MOQs, lead times, payment terms, tooling, and production capacity. Establish preferred vendor and manufacturer programs by asset class and geography. Production, Quality Control & Risk Management Oversee production planning, factory scheduling, and order execution. Establish and enforce quality control standards, inspection protocols, and acceptance criteria. Manage factory audits, third-party inspections, testing protocols, and corrective action plans. Mitigate risks related to delays, quality failures, substitutions, and cost overruns. Global Logistics & Trade Compliance Oversee end-to-end logistics including ocean, air, rail, and ground freight. Manage Incoterms, customs documentation, duties, tariffs, and import/export compliance. Build and manage relationships with freight forwarders, customs brokers, and logistics providers. Optimize total landed cost, delivery sequencing, and on-site coordination. Ensure procurement schedules align with construction milestones and delivery sequencing. Cross-Functional & Client Collaboration Work closely with architects, designers, engineers, and project managers to ensure specification compliance. Support enterprise-level and portfolio-wide client negotiations. Partner with internal teams to drive automation, scalability, and platform improvements. Leadership & Strategy Set global sourcing and procurement strategy by asset class and region. Build and lead procurement, logistics, and quality control teams. Establish negotiation frameworks, approval thresholds, and margin discipline. Drive margin optimization through strategic sourcing, volume leverage, and supplier consolidation. Identify new international sourcing regions and cost advantages. Required Experience & Qualifications 10+ years of senior leadership experience in construction procurement, international sourcing, logistics, or manufacturing sales. Proven ability to run complex operations while driving revenue growth. Hands-on experience with overseas manufacturing and factory management. Strong global network of suppliers, manufacturers, freight, and logistics partners. Deep understanding of production processes, quality control, and inspection methodologies. Ability to approve cut sheets Expertise in international shipping, customs, Incoterms, and trade compliance. Experience managing long-lead-time, high-value construction goods. Strong negotiation, decision-making, and stakeholder management skills. Data-driven mindset with experience using KPIs, forecasts, and dashboards. U.S. Based; international travel as required
