Design & Materials Manager Two Chicks Homes | Lake Norman / Charlotte, NC About the Role Two Chicks Homes is looking for a Design & Materials Manager to lead the design, selections, and materials process for our residential remodeling projects, with a strong focus on kitchens and bathrooms. This is not just an interior design position. We need someone who can help a client create a beautiful, functional space and then carry those details all the way through ordering, documentation, and construction . You’ll work directly with homeowners to develop layouts and make finish selections, coordinate with our cabinet, tile, countertop, and other vendors, manage material orders and lead times, and make sure our project managers and installers have the information they need before construction begins. The right person is organized, design-minded, comfortable working directly with clients, and very good at managing details. You should be someone who notices when a cabinet dimension doesn’t make sense, a tile detail hasn’t been decided, an appliance spec is missing, or a long-lead item needs to be ordered now rather than three weeks from now. What You’ll Do Client Design & Selections Work directly with clients to understand their style, functional needs, priorities, and budget. Guide clients through cabinetry, countertops, tile, flooring, hardware, plumbing fixtures, paint, and other finish selections. Help clients narrow down options and understand how their selections work together. Coordinate showroom visits, samples, vendor appointments, and selection deadlines. Communicate pricing differences, allowance overages, availability, and lead times before selections are finalized. Document approved selections and client decisions in JobTread. Kitchen & Bathroom Design Develop and refine kitchen and bathroom layouts with clients, cabinet vendors, and the Two Chicks Homes team. Coordinate cabinet drawings and revisions, including islands, storage features, appliance locations, vanity configurations, and hardware. Help plan bathroom details including shower layouts, benches, niches, tile patterns, transitions, mirrors, fixtures, and accessories. Coordinate with project managers, installers, and trades to verify measurements, clearances, product requirements, and construction feasibility. Make sure final designs align with the project scope and budget before materials are ordered. Vendor Coordination & Materials Serve as a primary point of contact for cabinet, tile, countertop, flooring, plumbing, and other material vendors. Request and review quotes, specifications, quantities, drawings, and order details. Place and track approved material orders. Monitor lead times, delivery dates, backorders, and outstanding selections. Identify long-lead products early enough to keep projects moving. Coordinate deliveries with our office and field team. Follow through on damaged, missing, or incorrect materials, returns, replacements, and vendor credits. Keep clients and the project team informed when product availability could affect the design or construction schedule. Construction Handoff Prepare a complete, organized design and selections package before each project begins. Maintain current layouts, cabinet drawings, specifications, product selections, reference photos, and installation details in JobTread. Review designs with the assigned project manager and relevant installers before construction. Clearly document details that affect rough-ins and installation, including fixture locations, appliance requirements, cabinet dimensions, tile direction, grout colors, trim finishes, niches, benches, and other design-specific details. Track outstanding client decisions and make sure they are resolved before they delay construction. Communicate revisions quickly and make sure outdated drawings or instructions are no longer being used.
