Construction Superintendent/Project Manager

We are looking for a self-motivated, team-oriented individual with a passion for construction, organization and architecture. POSITION: Superintendent/Project Manager for Joint Design Build, LLC ROLE & RESPONSIBILITIES: Manages, oversees and coordinates all facets of pre-construction, bid and award, construction and close-out phase of a project Reviews pre-construction documents and submit comments to Architect/General Contractor (GC) as necessary Liaison between GC and subcontractors, structural engineer, designers/architects Open up and close job site, secure/order/organize building materials Assist with coordination, scheduling, and delegation of daily tasks and weekly goals for in-house crew Conduct daily project check-ins with GC to ensure quality and consistency with construction practice and goals Provide quality control and technical input as needed Assist GC in managing daily activities to meet construction schedule Coordinate with subcontractors/vendors to follow construction schedule and to meet project deadlines and milestones Attend team meetings with GC to ensure construction goals and objectives are met Accompany GC on job site meetings with client(s)/architect/engineers Assist in procurement of materials, vendors, and subcontractors as necessary Assist in monitoring and maintaining project schedules Seek opportunities to improve projects through alternative products/vendor sources Coordinate scheduling and delivery of related construction materials, construction equipment, fixtures, furniture & equipment (FF&E) Provide GC with daily summary of construction progress Ensure crew meets on-site construction safety guidelines and coordinate personal protective equipment (PPE) as needed Draft "request for information" correspondence for engineers, consultants, designers/architects Track hours by task/trade/category for in-house labor Liaison with clients/owners for weekly tasks Pick up selected building materials, samples, etc. Perform other related duties as assigned by GC MINIMUM QUALIFICATIONS: Minimum 5 years full-time paid professional experience as project manager/superintendent in residential construction OR 3-5 years construction management experience as an architecture professional transitioning to construction management Excellent proficiency in MS Word and Excel Strong verbal and written communication skills Excellent problem solving skills and time management A Bachelor's degree OR a Certified Construction Manager (CCM) credential from the Construction Management Association of America (CMAA) may substitute for the education requirement Experience with residential construction & project management of a small team of employees (3+) Proficient or working knowledge of residential construction methods, safety, and details. Must be able to comprehensively read architectural and building plan sets, and detect errors, omissions and conflicts in construction documents. Detail oriented, strong client relations skills, excellent organizational skills Ability to manage multiple projects and tasks efficiently and effectively Ability to gather/synthesize information and communicate effectively and efficiently with clients, trade contractors, and employees Technical understanding of residential/construction codes, sequencing and best building practices Ability to manage and delegate tasks to meet deadlines and project milestones Demonstrate passion and experience for quality building and client satisfaction Must have daily access to a laptop computer Must be able to drive to project sites & vendors daily Must be able to lift minimum of 35 pounds Must have daily access to a vehicle ADDITIONAL PREFERRED QUALIFICATIONS: Bachelor's Degree in architecture, engineering, or construction management or related field Architectural education and experience Proficiency in Spanish language ADDITIONAL INFORMATION: Pay Com…
