Construction Service & Warehouse Manager

Position summary The Service & Warehouse Manager owns every home after the keys are handed over. This person runs The Marker Group's post-closing warranty and service program for luxury and ultra-luxury custom residences, from intake of a homeowner request through diagnosis, trade dispatch, completion, and documented close-out. The role protects two things: the client relationship and the company's legal position. Every service call is handled with concierge-level responsiveness and documented to the standard required by the firm's warranty obligations under Florida law,. The manager also runs the warehouse , receiving and materials operation that supports service and active projects. Key responsibilitiesWarranty and service program Receive, log, and triage every homeowner service and warranty request within one business day; classify as emergency, warranty, maintenance/owner responsibility, or billable service. Determine warranty coverage against the contract, the warranty certificate, manufacturer warranties, and §553.837 requirements; escalate coverage disputes to the Owner before committing the company. Diagnose issues on site, identify the responsible trade or supplier, and dispatch with a written scope and deadline. Conduct the 30-day, 11-month, and other scheduled warranty walk-throughs; build and close out warranty punch lists. Manage the transition from final punch list and certificate of occupancy to the warranty phase, including turnover of manuals, warranties, and maintenance schedules to the homeowner. Homeowner and estate relations Serve as the single point of contact for homeowners, estate managers, and property managers after closing. Communicate status, scheduling, and resolution in writing; set expectations on what is and is not covered. Coordinate access, security, and site protection in occupied, high-value residences; maintain discretion and confidentiality. Trade and supplier accountability Hold subcontractors and suppliers to their warranty and callback obligations; track response times and repeat failures. Issue written notices to trades that fail to respond, and assemble documentation for backcharges or breach notices for Owner review. Pursue manufacturer warranty claims (windows, roofing, waterproofing, equipment, finishes) and track them to resolution. Documentation and compliance Maintain a complete service file for each home: request, photos, diagnosis, correspondence, trade work orders, homeowner sign-off. Recognize any communication that may be a Chapter 558 notice of claim and route it to the Owner and counsel the same day; never respond substantively without authorization. Track warranty expiration dates by home and component; confirm required permits and inspections for service work. Report recurring defects to the Owner and project teams to correct means and methods on active jobs. Warehouse and materials Manage the warehouse: receiving, storage, inventory, and release of materials, tools, and attic stock. Maintain attic stock and finish records (tile, stone, paint formulas, hardware, fixtures) by home for warranty repairs. Coordinate deliveries and material staging for service calls and active projects. Keep the warehouse safe, secure, organized, and compliant with OSHA and insurance requirements. Billable service and budget Price and invoice non-warranty service work; obtain written homeowner approval before work begins. Track warranty cost by project and trade, and report monthly to the Owner. QualificationsRequired 7+ years in residential construction, with at least 3 years in warranty, service, or superintendent roles on high-end custom homes. Working knowledge of building systems and envelope: waterproofing, roofing, windows and doors, stucco, MEP, finishes, and smart-home/low-voltage. Familiarity with the Florida Building Code and South Florida conditions (HVHZ, wind, moisture, salt air).
