We operate as a vertically integrated platform — from acquisition and funding through design, construction, and sale — and are scaling into an active pipeline of 20+ projects annually through our one-off development program and the Riviera Fund. The Construction Project Manager is the person who makes sure that standard is upheld in the field, on every project, everyday. The Role The Construction Project Manager is the field execution lead for all active Bespoke Homes projects. You own what happens on site — trade coordination, subcontractor accountability, inspection management, schedule adherence, and quality control — from groundbreak through certificate of occupancy. Split time between field oversight and office-based project coordination, with approximately 60% of time spent on-site and 40% on pre-construction, procurement, scheduling, and project administration. You report directly to the Senior Development Manager and work closely with the Junior Project Manager on cost estimating, scheduling, material coordination, and documentation. This is a hands-on field role for someone who knows luxury residential construction deeply and holds the standard without being told twice. What You Will Own Pre-Construction Lead initial project walkthroughs with subcontractors and GCs to align on scope, schedule, and quality expectations Meet with all major trades prior to project start (Pre-Construction Meetings) — framers, MEPs, landscape and hardscape contractors — to establish layout, sequencing, and Bespoke standards Review design packages and field framing plans to identify potential conflicts or sequencing issues before construction begins Support the Senior Development Manager with trade buyout, including soliciting and leveling bids, reviewing scopes and exclusions, coordinating subcontractor pricing and negotiations, and preparing contracts for luxury residential construction projects Active Construction Serve as the company’s primary point of accountability in the field, representing the company on all matters related to the project site Conduct daily site visits on every active project to verify quality, resolve questions, and address discrepancies before they compound. You are the primary point of accountability Hold trade-partners and GCs accountable to schedule, budget, and Bespoke quality standards at every visit Schedule and execute observations (deputy, engineer, etc), and inspections (city, utilities, etc.) alongside subcontractors Monitor inspection records throughout each project — stay ahead of city utility requirements and public works milestones Track and report on project progress, open issues, and next steps after every site visit Mark items in the field for speed and clarity — rough plumbing locations, framing details, MEP routing, blocking requirements Review field conditions against approved plans — verify rough-ins, framing, window and door placements, appliance locations, and dimensional accuracy Flag discrepancies and coordinate corrections prior to installation — no surprises at final Coordinate with the Junior Project Manager on material delivery scheduling, storage organization, and trade sequencing to protect the project schedule Assist with MEP and AV initial walkthroughs for rough locations, installation, and system setup Coordinate temporary site infrastructure — fencing, portable toilets, installation and removal Assist with communication with city officials — LADWP, LAFD, LADBS — as needed Quality Control & Closeout Conduct pre-drywall walkthrough and ch…
