Construction Project Manager

We take an integrated approach to project delivery, coordinating design, approvals, budgets, and construction from initial planning through completion. We are seeking a Construction Project Manager to oversee the planning and execution of our construction projects. Working closely with company leadership, site superintendents, consultants, subcontractors, and suppliers, the successful candidate will be responsible for delivering projects safely, on schedule, within budget, and to the required quality standards. Responsibilities Manage construction projects from preconstruction and procurement through construction, occupancy, and final closeout. Develop and maintain project budgets, schedules, procurement plans, and cash flow forecasts. Lead tendering and subcontractor selection, including preparing bid packages, reviewing proposals, identifying scope gaps, and negotiating contracts. Coordinate with site superintendents to plan work, monitor progress, resolve issues, and maintain project schedules. Manage subcontractors and suppliers, ensuring their work meets contractual requirements, project milestones, and quality expectations. Review drawings, specifications, and consultant documents to identify constructability concerns, coordination issues, and opportunities for cost savings. Coordinate RFIs, shop drawings, submittals, change orders, and other project documentation. Track project costs, commitments, progress claims, and changes; prepare regular financial reports and forecasts of costs to complete. Review subcontractor and supplier invoices against contract terms and work completed. Lead project meetings, maintain meeting minutes and action logs, and provide clear reporting on progress, risks, and decisions required. Coordinate permits, inspections, consultant field reviews, material testing, and utility connections. Monitor compliance with applicable codes, permit conditions, contract documents, and site safety requirements. Identify and resolve project risks, delays, and disputes promptly, escalating significant issues to company leadership. Manage deficiency correction, commissioning, occupancy requirements, turnover documentation, warranties, and final account reconciliation. Qualifications A diploma or degree in construction management, engineering, architecture, or a related field, or an equivalent combination of education and practical construction experience. At least five years of construction project management experience, preferably with a general contractor or developer-builder. Demonstrated experience managing multifamily residential projects; experience with mid-rise wood-frame construction is strongly preferred. Strong understanding of construction methods, sequencing, trade coordination, and building systems. Ability to read and interpret architectural, structural, mechanical, electrical, and civil drawings and specifications. Proven experience with budgeting, scheduling, procurement, contract administration, change management, and cost control. Working knowledge of BC construction practices, applicable building codes, municipal approval processes, and WorkSafeBC requirements. Proficiency with Microsoft Office, particularly Excel, and construction management and scheduling software. Strong leadership, negotiation, communication, and problem-solving skills. Excellent organizational skills, attention to detail, and the ability to manage competing priorities. A practical, accountable approach, with the ability to work independently and follow issues through to resolution. A valid driver’s licence and the ability to travel to project sites. PMP, Gold Seal Certification, or a relevant professional designation would be an asset. Pay: From $104,000.00 per year Benefits: Company events On-site parking Paid time off Work Location: In person
