Prepare itemized estimates using current material quotes, labour production rates, crew sizes, equipment requirements, freight, mobilization, travel, accommodations, site access costs, subcontractor pricing, overhead, contingencies, and target margins. Request, compare, and document quotations from membrane and insulation suppliers, equipment providers, subcontractors, and freight companies; confirm lead times, minimum order quantities, delivery terms, and quote expiry dates. Manage the tender log by recording invitation dates, closing dates and times, addenda, submitted values, general contractor contacts, bid status, follow-up dates, award results, and reasons for successful or unsuccessful bids when available. Upon award, prepare a complete handover package for operations that includes the final estimate, marked-up takeoff drawings, supplier and subcontractor quotes, approved scope, exclusions, production assumptions, schedule milestones, material lead times, and identified project risks. Attend pre-bid meetings and conduct site visits to verify access, staging and storage areas, substrate conditions, wall heights, penetrations, tie-ins, sequencing constraints, safety requirements, working hours, and any site conditions that may affect pricing or productivity. Review each estimate with management before submission to confirm scope coverage, arithmetic accuracy, labour productivity, material waste, escalation exposure, bonding or insurance requirements, schedule risk, cash-flow considerations, competitiveness, and expected gross margin. Project Management Responsibilities Manage awarded projects from contract review and startup through installation, deficiency correction, warranty documentation, invoicing, and final closeout. Develop project schedules, procurement plans, labour forecasts, material delivery dates, equipment requirements, and site-mobilization plans in coordination with field supervisors and clients. Coordinate crews, suppliers, subcontractors, general contractors, consultants, and site representatives to confirm access, sequencing, inspections, safety documentation, and daily production requirements. Monitor project costs, labour hours, material usage, committed costs, progress billings, change orders, and forecasted margins; identify variances early and implement corrective action. Prepare and maintain project documentation, including contracts, submittals, shop drawings, requests for information, change notices, field reports, meeting minutes, inspection records, safety documents, warranties, and closeout packages.
