Lead Estimator / Assistant Project Manager All Pro Contractor (G Felix Inc.) · National City / San Diego, CA About us All Pro Contractor is a licensed general contractor serving San Diego County. We do bathroom and kitchen remodels, ADUs, additions, structural remodels, large renovations, small work orders and subcontracted trade work. Our team is small and works closely together. It includes the owner, an in-house designer, remote estimators, a job coordinator, sales reps and our own field crews. The role This role covers a project from the job walk to closeout. You'll prepare and review estimates, lead preconstruction, and coordinate procurement, subcontractors and inspections during construction. You'll report to the owner, who gives final approval on every estimate. What you'll doEstimating Prepare estimates in Buildertrend from job walk photos, measurements, drawings and client requests Pick the right pricing method for each job type: subcontractor-only, small work orders, bathroom and kitchen catalog pricing, ADU and complex projects, and labor-only Do detailed material takeoffs by trade, including concrete, framing, drywall, roofing, tile, flooring, and doors and windows. Record sources and dates so every number can be traced. Send bid packages to subcontractors, check that their quotes are complete and set the subcontractor markup Write clear scope language covering inclusions, exclusions, assumptions, owner-provided materials and finish allowances Update estimates to match the client's approved design Assign estimating work to two remote team members (an estimator and a job coordinator), review it and send corrections Price change orders and prepare them for approval Preconstruction and project management Cover job walks as backup to the owner. Document dimensions, existing conditions, photos and site constraints. Build and maintain detailed project schedules in Buildertrend for larger jobs. Give clients a two-week lookahead. Identify long-lead items, compare supplier pricing (Home Depot, Lowe's and local suppliers) and line up materials before each phase starts Confirm that subcontractors are available, permits are in place and finish selections match the allowances Run preconstruction meetings and hand the approved scope off to the field crew Manage RFIs, submittals and city/county inspections Track actual material costs and labor hours against the estimate, and flag likely overruns early Keep the client portal accurate. Coordinate the final walk, punch list and closeout. What we're looking for 3+ years of estimating experience in residential construction or remodeling, preferably in Southern California Strong plan reading. You can work from architectural, structural and MEP drawings. Accurate takeoffs, plus a good grasp of construction sequencing and how each trade is priced Project coordination experience: schedules, subcontractors, RFIs, submittals and inspections Comfortable with Excel or Google Sheets Clear written communication. You'll write scopes, RFIs and client proposals. Organized and detail-oriented. You double-check your numbers before they go out. Valid driver's license and reliable transportation for job walks and site visits Nice to have Buildertrend experience Experience estimating ADUs and additions Familiarity with San Diego-area permitting and inspections Experience managing or reviewing remote team members' work Bilingual in English and Spanish Tools you'll use Buildertrend, GoHighLevel, Google Calendar, WhatsApp and Excel/Google Sheets Schedule & benefits Full-time, 6:00 AM to 2:30 PM Mileage reimbursement How to apply Email your resume and a short note about your estimating and project experience to allprocontractor@apcfelixinc.com .
