Battery Park City Authority (BPCA) is seeking an Assistant Director of Facilities Operations to play a critical leadership role in overseeing facilities maintenance, warehouse operations, and essential operational support services across BPCA-owned and managed parks and open spaces.

Reporting to the Director of Parks Operations Shared Services, you will lead the management of critical building systems, support strategic operational initiatives, and ensure facilities remain safe, efficient, and well-maintained. This position offers a unique opportunity to combine leadership, technical expertise, and field operations while contributing to one of New York City's most vibrant waterfront communities.

The ideal candidate is a proactive and solutions-oriented leader with extensive experience in facilities maintenance, building systems, warehouse operations, and team management. You are equally comfortable developing long-term operational strategies, managing budgets and vendor relationships, and rolling up your sleeves to address field conditions when needed. A strong commitment to safety, collaboration, accountability, and continuous improvement is essential.

What You'll Do

As Assistant Director, you will oversee preventative maintenance programs for critical infrastructure, including HVAC systems, elevators, sprinkler and standpipe systems, roll-up doors, and other building components. You will help develop and execute operational goals aligned with departmental and organizational priorities while ensuring compliance with applicable regulations and safety standards.

You will manage vendor and contractor relationships, support procurement and inventory operations, contribute to budget planning, and implement standard operating procedures that promote operational excellence. Working closely with internal partners, including Design & Construction and Permitting, you will coordinate maintenance activities, site improvements, and construction-related operations.

This role also includes leading, coaching, and developing staff; providing ongoing performance feedback; ensuring compliance with OSHA, PESH, federal, state, and local regulations; and supporting emergency and non-emergency response efforts, including severe weather events, flood protection measures, snow and ice removal, and public events.

What We're Looking For

  • Six (6) to eight (8) years of experience in facilities maintenance, warehouse operations, building systems, HVAC, refrigerants, or related operational environments.
  • Five (5) or more years of progressive leadership experience managing and developing teams.
  • Experience overseeing preventative maintenance programs and facility infrastructure.
  • Knowledge of warehouse operations, inventory management, shipping and receiving, warehouse management systems (WMS), and related technologies.
  • Experience operating heavy equipment such as forklifts, pallet jacks, bobcats, and similar machinery.
  • Strong understanding of OSHA, PESH, federal, state, and local safety regulations and best practices.
  • Proven ability to manage contractors, vendors, service agreements, and procurement processes.
  • Experience managing budgets and promoting fiscal responsibility.
  • Excellent interpersonal, organizational, verbal, and written communication skills.
  • Ability to build productive relationships with stakeholders at all levels of the organization.
  • Strong problem-solving, decision-making, and conflict-resolution abilities.
  • Proficiency with Microsoft Office applications and maintenance management software systems.

Required Qualifications

  • High School Diploma or GED.
  • Valid U.S. Driver's License.
  • Ability to work a flexible schedule, including evenings, weekends, and emergency response situations.
  • Ability to work outdoors in all weather conditions and perform physical tasks, including standing, walking, squatting, repetitive movements, and lifting up to 50 pounds.

Preferred Qualifications

  • Bachelor's degree in Facilities Management, Operations, Engineering, Business Administration, or a related field; or an equivalent combination of education, experience, and relevant certifications.
  • OSHA 30-Hour Certification.
  • Experience working with unionized employees.
