Position Summary: 

Reporting to the Director of Parks Operations Shared Services, the Assistant Director of Facilities Operations oversees facilities management and warehouse operations across BPCA owned and managed parks and open spaces. The role further contributes to essential operational functions, including procurement, inventory management, safety initiatives, system software support, coordination of construction and event information. As with all positions at BPCA, the Assistant Director will consistently exemplify and promote the organization’s core values, mission, and culture.

Essential Duties: 

  • Manage the oversight of facilities maintenance to ensure compliance, efficient operations and priority on preventative maintenance,  e.g., HVAC, sprinkler standpipes, roll up doors, and elevators. 
  • Perform routine mechanical preventative maintenance, e.g., replacing filters, monitoring system performance, and conducting basic equipment adjustments 
  • Develop and coordinate short and long-term strategic goals and objectives for department operations; ensure alignment with goals and objectives of the Parks Operations division and the organization.
  • Manage and maintain good relations and operational and fiscal efficiency with existing contracted vendors and create and maintain new contracts.
  • Implement, enforce and ensure adherence to organizational and department policies, procedures and expectations. 
  • Collaborate with Director on new and existing best practices and procedures to ensure work in meeting standards.
  • Responsible for assessing and upskilling staff through coaching, mentoring, and training.
  • Provide ongoing and constructive feedback to staff and vendors.
  • Assist in managing budgets and procurements while exhibiting fiscal responsibility.
  • Identify opportunities and challenges and make sound recommendations consistent with the mission, values, and vision of BPCA
  • Work closely with other departments, e.g., Design and Construction and Permitting to perform site walkthroughs, coordinate and respond to requests and schedule of ongoing construction and maintenance related affairs.
  • Develop, coordinate, and implement standard operations procedures (SOPs), and protocols as needed. 
  • Safely and effectively operate equipment, e.g., forklifts, pallet jacks, bobcats and other safety equipment and ensure departmental adherence; identify and report equipment and system issues and hazards appropriately and in a timely manner.
  • Always maintain a high standard for safety ensuring timely and safely cautioning off sites for workplace and public safety, and use personal proactive equipment and adhere to OSHA, PESH, Federal, State, and City rules and regulations.
  • Oversee and manage emergency and non-emergency events such as programmed and permitted events, specific field issues and severe weather events such as snow and ice removal, hurricanes, and flood protection measures during and outside of working hours
  • Maintain and ensure housekeeping and safety standards within all BPC spaces.
  • Perform hands-on work in the field, as directed.
  • Perform other duties, as required

Education & Experience:

Required Qualifications:

  • Minimum of six (6) to eight (8) years of experience with facilities maintenance and/or warehouse operations, e.g., HVAC, refrigerants and other building systems
  • Minimum (5) five years of progressive supervisory responsibilities in managing and leading a team.
  • Experience with heavy equipment operations, e.g., forklift, pallet jacks, and other warehouse equipment.
  • Flexible schedule which will require evening and weekend work.
  •  A High School Diploma or GED is required.
  • Valid U.S Driver's License.

Preferred Qualifications:

  • Bachelor's Degree; or combined years of experience and relevant professional certification
  • 30-hour OSHA certified.

Skills:

  • Knowledge of applicable laws, regulations, codes, policies, and practices of the general and construction industry.
  • Knowledge of warehouse operations e.g. Warehouse Management Software (WMS), Automated Storage and Retrieval Systems, inventory, shipping and receiving, general housekeeping and safety standards including OSHA, PESH, Federal, State and City rules and regulations.
  • Must be computer literate and able to use software such as Microsoft Word, Excel, Managers Plus, and Workplace.
  • Ability to build and maintain strong relationships with contractors and outside vendors.
  • Must be able to interact with all levels of management and staff.
  • Strong verbal and writing skills.
  • Excellent interpersonal and organizational skills.
  • Experience managing unionized employees

Physical Requirements: 

  • Must be willing and able to work outdoors and in all types of weather
  • Stand, sit, and squat for long periods of time
  • Perform repetitive movements
  • Push, pull and lift up to 50 lbs.
