We are seeking highly motivated and experienced Regional Operations Manager to manage our portfolio of residential properties located in Montreal. 



As a Regional Operations Manager, you will play a pivotal role in leading and optimizing the operational efficiency of GMR’s portfolio across multiple locations within Montreal. Reporting to the Director of Operations, you will be responsible for coordinating and managing various aspects of daily operations to ensure seamless business processes, compliance with company standards, and attainment of strategic objectives. This role demands a dynamic individual with strong leadership skills, strategic thinking, and a proven track record in operational management.


Responsibilities:

  • Lead and optimize operational efficiency across multiple properties within the region.
  • Verify and confirm the accuracy of property expense records, revenue, and approve purchase orders.
  • Conduct regular market research to ensure competitive pricing and alignment with market trends.
  • Ensure that all lease agreements are up to date, accurate, and compliant with applicable laws and regulations.
  • Maximize revenues and manage expenses within the assigned portfolio.
  • Conduct budget analysis and implement cost-saving measures without compromising operational excellence.
  • Lead the HR component for the portfolio, including conducting performance reviews, establishing goals, and implementing disciplinary measures when needed.
  • Oversee hiring processes for vacant roles or new positions within the portfolio.
  • Obtain quotes for necessary jobs at properties within the portfolio.
  • Review contracts and manage the tendering process for relevant services.
  • Manage the turnover process for apartments within the portfolio.
  • Ensure efficient transitions between tenants and property readiness.
  • Represent the landlord at tribunals for cases such as non-payment, rent fixation, and other legal matters.
  • Ensure compliance with legal requirements and regulations related to property management.


Requirements:

  • Bachelor’s degree in Business Administration, Real Estate, or a related field preferred.
  • At least 5 years of experience in operational management, preferably overseeing a portfolio of at least 1500 suites.
  • Proven ability to organize and effectively manage time, with a strong emphasis on task prioritization and adherence to deadlines.
  • Strong problem-solving skills with a demonstrated ability to address complex operational challenges.
  • Proficiency in Microsoft Office and property management software (for example: Hopem, Yardi, etc.)
  • In-depth knowledge of applicable laws and regulations related to property management in Quebec.
  • Possession of a valid driver’s license.
  • Excellent leadership, communication, interpersonal, and organizational skills.
  • Exceptional customer service skills with the ability to build positive relationships with tenants, contractors, and vendors.
  • Ability to thoroughly analyze financial statements, including budgeting processes and understanding the construction of financial statements.
  • Fluent in English and French, with strong verbal and written communication skills in both languages.
