POSITION SUMMARY:

As a dynamic and results-driven leader, the Property Operations Specialist plays a central role in the improved operations of distressed assets. This individual focuses on bringing properties to operational standards by addressing immediate challenges, implementing strategic solutions, and ensuring the completion of past due tasks. With keen attention to detail and hands-on management, the Property Operations Specialist is dedicated to achieving optimal functionality and performance across all aspects of property operations.

ESSENTIAL FUNCTIONS:

  1. This position does not directly manage others; however, the Property Operations Specialist leads and motivates on-site teams and collaborates with cross-functional staff to drive property performance.
  2. Implement comprehensive action plans tailored to the unique needs of each distressed site, with a focus on maximizing occupancy, collections, and physical appearance while ensuring full compliance.
  3. In the absence of critical site staff, oversee day-to-day property operations while on-site, actively managing and resolving issues as they arise.
  4. Identify and communicate opportunities for improvement beyond the immediate scope of the project, escalating findings to the team lead.
  5. Monitor project progress and provide regular, clear updates to the team lead, including status of key performance indicators and outstanding action items.
  6. Lead and motivate on-site teams in efforts to improve distressed properties, ensuring adherence to Dominium’s operational standards and compliance requirements.
  7. Foster a positive and collaborative work environment, engaging team members to contribute to the successful completion of each project.
  8. Collaborate closely with cross-functional teams including maintenance, leasing, compliance, and accounting to address property needs holistically.
  9. Ensure timely completion of past-due tasks and corrective actions identified during property assessments.
  10. Perform additional duties assigned by leadership.

QUALIFICATIONS: (Knowledge, Skills, Abilities, Education, Training and Experience.)

  • High school diploma or equivalent required; associate or bachelor’s degree in business, real estate, or a related field preferred.
  • Minimum of two to five years of on-site property management experience required.
  • Strong knowledge of the Low-Income Housing Tax Credit (LIHTC / Section 42) program and affordable housing compliance requirements.
  • Accounting and administrative background helpful; ability to interpret financial reports and operational data.
  • Advanced proficiency in Microsoft Office Suite (Word, Excel, Outlook); experience with property management software preferred.
  • Expert customer service skills with demonstrated ability to build relationships with residents, prospects, vendors, and team members.
  • Strong verbal and written communication skills, with the ability to clearly convey complex information to diverse audiences.
  • Ability to quickly assess operational challenges, troubleshoot issues, and produce performance-based results in a fast-paced environment.
  • Demonstrated ability to understand and address the varying needs of employees, residents, prospects, and vendors with professionalism and empathy.
