Schedule:  Monday - Friday,  8:00am to 5:00pm
Pay Rate: $160-$180K annually
Location: Santa Clara, CA
Position Type: Full-time

Principal Duties and Responsibilities:
  • Operational leadership; oversee day-to-day operations across mission-critical infrastructure including mechanical, electrical, fire/life safety, (FLS), and building automation systems.
  • Lead and develop multi-disciplinary teams including Assistant Facility Managers, Engineers, and Local 39 union technicians.
  • Act as the primary operational point of contact for the client, providing transparent communication and service coordination.
  • Work planning, scheduling & schedule adherence; lead development and execution of all work plans (PM, CM, PDM) within the CMMS.
  • KPI and performance management; track, analyze, and report on KPIs.
  • Root cause analysis and reliability support; support RCA investigations for equipment failures and system anomalies.
  • Safety compliance and fire life safety oversight; maintain a culture of safety across all shifts and departments ensuring adherence to regulatory standards.
  • Compliance, budget and vendor oversight; ensure adherence to all regulatory, labor, (Local 39), and contractual obligations.
  • People development and labor management; supervise direct reports, oversee labor distribution, and support union workforce relations.
  • Emergency and project response; manage and direct responses to after-hours or emergency events, ensuring minimal operation impact.

Requirements:

  • Bachelor's degree in Engineering, Facility Management, or a related field (or equivalent combination of education and experience).
  • 5-7+ years in operations leadership within critical environments and union labor, (Local 39 strongly preferred).
  • Proven success in managing KPIs, schedule adherence, and CMMS-driven operations.
  • Strong knowledge of OSHA standards, EPA regulations, and MFPA compliance, (especially NFPA 70, 72, 101).
  • Skilled in RCA tools and structured problem-solving techniques.
  • Experience managing large budgets and vendor contracts.
Preferences: 
  • Military, trade school, or technical background in mechanical/electrical systems.
  • Familiarity with predictive maintenance programs and energy management strategies.
  • Certifications in Safety, Lean, Six Sigma, or RCA methodologies are a plus.

Physical Effort/Activities:
May be required to walk up to 5+miles per day, able to be on feet for 8-10 hrs at a time, able to bend, twist, push/pull, crouch, kneel in confined spaces, work at heights, on a ladder, and lift up to 10 pounds.
