Operations Manager – JLL
What this job involves:
The Operations Manager oversees the day-to-day operations of Mapleview Shopping Centre, ensuring the property is maintained to the highest standards of safety, efficiency, and presentation. With a proactive and client-focused approach, this role supports tenant success, drives operational excellence, and contributes to the overall performance and value of the asset. You will lead a dedicated team, manage critical budgets and contracts, and champion sustainability initiatives that align with JLL's commitment to creating exceptional spaces.
What your day-to-day will look like:
Perform daily inspections of buildings and grounds, identifying discrepancies and coordinating appropriate remedial work while keeping the General Manager informed
Monitor, mentor, coach, and develop direct reports, ensuring adherence to policies and procedures while fostering a culture of engagement and continuous improvement
Prepare and execute yearly expense budgets, monthly forecasts, and variance reports; manage budget control books and year-end accruals
Negotiate, oversee, and manage all service contracts and operations agreements in collaboration with procurement, ensuring compliance with purchasing guidelines
Develop and manage the Major Capital Expenditures program and energy management initiatives, including metering systems and utilities expenses
Oversee tenant water and hydro metering and billing, ensuring accuracy and timely processing
Contribute to the property's ESG objectives by supporting sustainability initiatives, monitoring operational efficiencies, and promoting responsible building practices
Required Qualifications:
Minimum of 5 years of experience in facilities or operations management, preferably in retail or commercial real estate
Post-secondary education in mechanical/civil engineering, building services, or technical trades
Deep understanding of HVAC, lighting, plumbing, electrical systems, and building science
Extensive experience managing budgets, financial statements, and contract administration
Solid knowledge of WHMIS requirements and workplace safety standards
Strong communication skills with proficiency in English (verbal and written)
Proven ability to lead teams, solve complex problems, and deliver exceptional customer service
Preferred Qualifications:
Facilities Management Administrator (FMA), Certified Energy Manager (CEM), or Certified Engineering Technologist designations
Knowledge of LEED and BOMA standards with a focus on environmental sustainability
Experience with property management software such as JDE and Yardi
Advanced proficiency in Microsoft Excel and Word, with database exposure
Demonstrated ability to implement innovative solutions using current industry technologies
Strong collaborative skills with experience working across leasing, marketing, tenant coordination, and specialty leasing departments

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
