PRIMARY PURPOSE: Lead and actively participate in facility maintenance operations to ensure Progressive Field operates safely, efficiently, and to the highest professional standards. Manage all aspects of day‑to‑day building systems, maintenance staff, and repairs while maintaining a hands‑on technical presence. Partner with the Director, Facility Operations to optimize the reliability, functionality, and performance of all facility systems, ensuring Progressive Field remains a premier, well‑maintained venue that supports team operations and enhances the fan experience.

RESPONSIBILITIES & DUTIES:

General Maintenance Operations

  • Oversee and participate in maintenance and repair of all ballpark infrastructure, including HVAC, plumbing, electrical, and mechanical systems, to minimize downtime and extend asset life cycles in partnership with Director, Facility Operations.
  • Assign maintenance and repair work to the building maintenance team, ensuring appropriate expertise is matched to each task, and that work is completed safely, efficiently, and to quality standards.
  • Regularly engage in hands-on maintenance and repair activities, demonstrating a working manager approach that ensures timely response to issues, supports operational excellence, and reinforces a strong, collaborative team culture.
  • Implement operational policies and procedures that enhance safety, reliability, and efficiency across all facility systems, directly improving fan comfort and event readiness.
  • Manage vendor and contractor relationships to achieve high-quality, on-time, and cost-effective service delivery that supports both event and maintenance schedules.
  • Execute MLB facility and game day requirements, ensuring Progressive Field remains compliant and competitive within league standards.
  • Coordinate third-party service providers to support seamless daily ballpark operations and event transitions.
  • Support emergency response planning and execution to ensure the safety of guests, employees, and contractors while maintaining business continuity.
  • Participate in annual Facility Condition Assessments (FCA) to identify capital and maintenance needs that inform future planning.

Computerized Maintenance Management System (CMMS)

  • Utilize and maintain the Computerized Maintenance Management System (CMMS) to track and manage maintenance, repair, and replacement activities.
  • Lead execution of preventative maintenance programs to increase asset longevity and minimize disruption to operations.
  • Train and support staff on CMMS usage, ensuring accurate data entry, work order tracking, and reporting to inform operational decisions.
  • Monitor work orders and documentation to support transparency, accountability, and system efficiency.

People Operations & Management

  • Lead, manage, and develop Building Maintenance Team of eight (full-time, non-exempt), including scheduling, training, and daily direction ensuring optimal maintenance of Progressive Field and proactive attention to prioritized maintenance needs.
  • Manage internal communication with staff through regular team meetings, briefings, and updates to align departmental goals and reinforce a culture of teamwork, accountability maintaining a customer-first mindset in all operations.
  • Manage the recruitment, hiring, onboarding, training, scheduling, counseling, and management of all maintenance personnel, maintaining compliance with union contracts and organizational policies in partnership with People Operations.
  • Maintain accurate payroll and personnel records in alignment with the collective bargaining agreement and Finance and People Operations policies.
  • Serve as Manager-on-Duty during games and events, providing on-site leadership and coordination across departments.
  • Foster a workplace culture that is inclusive, team-oriented, and focused on continuous improvement.
  • Implement performance management and recognition initiatives to drive engagement, retention, and productivity.
  • Participate in union negotiations and collective bargaining with Local 1 representatives in collaboration with Guardians leadership.

Financial, Risk & Compliance Oversight

  • Assist in the preparation and management of annual operating and capital budgets to align with organizational goals.
  • Monitor expenditures, ensuring alignment with departmental goals and identifying opportunities for cost savings without compromising service quality.
  • Review and approve routine expenses, purchase orders, and invoices within delegated authority to maintain budget integrity.
  • Participate in monthly budget reviews, providing variance insights and recommendations for improvement.
  • Ensure compliance with all local, state, and federal regulations governing facility operations.
  • Support safety, security, and emergency response efforts related to maintenance operations to maintain a safe and compliant ballpark environment.
  • Partner with Ballpark Safety to uphold BSOP, SAFETY Act, and security standards.
  • Maintain working knowledge of union collective bargaining agreements, rates, and relevant operational requirements.

EDUCATION & EXPERIENCE:

  • Bachelor’s degree in Facility Management, Engineering, Business Administration, or a related field; or equivalent combination of education and experience.
  • Minimum 5-7 years of experience contributing to facility or maintenance operations, ideally within a large public venue, including a minimum of 3 years in a lead or management role overseeing maintenance teams or maintenance operations.
  • Demonstrated experience and ability to diagnose, troubleshoot, and perform maintenance repairs across building systems, including HVAC, electrical, plumbing, and mechanical equipment.
  • Experience in sports venue, stadium, arena, or large-scale facility operations
  • Previous experience with budget preparation, forecasting, and cost‑control processes.
  • Facility management certification (CFM, FMP, or similar)
  • Proficiency in Microsoft Office and relevant facility/maintenance operations technologies; experience with CMMS systems, preferred.

  • Understanding of compliance, safety standards, and risk management practices.
  • Ability to assess operational challenges, identify improvements, and implement practical solutions.
  • Demonstrated agility in a fast-paced, event-driven environment and commitment to delivering an exceptional, fan-first experience.
  • Experience managing vendor relationships and contractor performance.
  • Availability to work flexible hours, including nights, weekends, and holidays as dictated by job responsibilities.
  • Ability to be on-call for urgent maintenance needs
  • Willingness to work extended days and hours during baseball season and special events.
