POSITION: Associate Director of Operations

Compensation: Pursuant to Colorado regulations, if this job is performed in Colorado, the salary range is $140,000 - $150,000 plus bonus potential. â€‹Eligible to participate in the  company benefits plan. Reports To: Director of Operations

Summary:

The Associate Director of Operations will play a key role in supporting the Director of Operations in the successful management of a designated portfolio of communities. This position will be responsible for assisting in all aspects of property operations, including financial performance, client relations, team leadership, and business development. The ideal candidate will have a strong understanding of the multifamily industry and possess excellent leadership, communication, and analytical skills.

Essential Duties and Responsibilities:

  • Portfolio Management:

    • Provide oversight and management of an assigned portfolio of communities.

    • Assist in the preparation of annual operating and capital budgets, marketing, and business plans.

    • Monitor monthly and quarterly financial performance and ensure accurate and timely reporting to clients.

    • Assist in the onboarding of new Portfolio Managers, including leading portions of the onboarding agenda and providing ongoing mentorship.

    • Implement, execute, and revise sales, leasing, and operational plans to achieve occupancy and revenue goals.

    • Analyze market trends and proactively adjust to changing conditions.

    • Assist in the implementation and evaluation of resident retention programs.

    • Ensure compliance with all company policies and procedures.

  • Team Leadership & Development:

    • Assist in the mentorship and performance management of direct reports, including client management, data, and reporting reviews, conducting performance reviews, providing coaching, and addressing performance issues.

    • Contribute to the development and implementation of team goals and objectives.

    • Participate in the hiring and onboarding of new team members.

    • Foster a positive and inclusive team environment.

  • Client Services:

    • Assist in developing and maintaining strong client relationships.

    • Participate in client pitches/meetings and presentations.

    • Review Business Development budgets.

    • Assist in identifying and converting opportunities for expanded client engagement.

    • Contribute to new business activities as required.

  • Other Duties as Assigned:

    • Assist the Director of Operations with special projects and other duties as assigned.

    • Represent the company at industry events and conferences as needed.

Qualifications:

  • 5+ years of experience in property management with a focus on property operations.

  • Bachelor's degree required; Master's degree preferred.

  • Strong leadership, communication, and interpersonal skills.

  • Proven ability to analyze data, identify trends, and develop effective solutions.

  • Experience with property management software and financial reporting.

  • Excellent organizational and time management skills.

  • Ability to work independently and as part of a team.

  • Proficiency in Microsoft Office  Suite.  

  • Ability to travel as needed.

Key Differences from Director of Operations:

  • Reduced Scope of Responsibility: The Associate Director role has a more defined scope of responsibilities compared to the Director of Operations, focusing on supporting the Director in key areas.

  • Less Seniority/Experience: Requires 5+ years of experience compared to 7+ years for the Director role.

  • Less Leadership/Management: While the Associate Director will have some supervisory responsibilities, the focus is less on direct team management and more on supporting the Director's leadership.
